House-in-house in a new building by Kai Hansen Architects with garden and underground car park

The furniture shown is from the manufacturer Zeitraum. In the beautiful foothills of the Alps, they produce durable and exclusive wooden furniture.
INTERIOR
Pure house-in-house feeling thanks to the rooms open on three sides, the ceiling height of 3 m and the panoramic windows, some even across the corner, but always with a view of your own garden and the three terraces. This panoramic glazing provides views, lots of light and sun.
The floor plan impresses with its logical structure, which can be read immediately. The corridor forms a central axis from which the public and private areas branch off to the right and left. The kitchen, dining and living area are assigned to the public area, the bedrooms, dressing room and bathrooms to the private area.
On 137 m², in addition to the living area, there are two bedrooms, a bedroom or study, a dressing room, two bathrooms with a walk-in shower plus one with a free-standing bathtub, double washbasin and separate toilet.
Various ceiling-high openings offer views and perspectives to the corridors and rooms. Transparency, openness, movement versus privacy were perfectly planned and implemented in the conception of the floor plan. With pure luxury, of course: The master bathroom with separate toilet, free-standing bathtub, large, walk-in rain shower and double vanity is just one example. This also includes underfloor heating combined with regenerative energy. State-of-the-art technology plus possible underground parking space with the option of charging the e-car.
The covered terraces allow you to linger outside in the shade or when it rains; thus intelligently considered summer needs. The interior design is contemporary, modern and rather classic. The smoothly plastered walls were dipped in soft tones. Aubergine, dusky pink, sand give the whole interior a special touch. Joie de vivre through finely nuanced colors. Window frames, doors, baseboards were kept in white, as was the fitted kitchen, sanitary objects, etc. Large beige tiles in the bathrooms plus chrome fittings are timelessly beautiful.
The floor in all rooms consists of white glazed oak planks and creates this Scandinavian look. Here, the architecture, interior design and color scheme are perfectly down to the last detail. Radiators for towels from Arbonia in the bathroom, switch systems from Jung, etc. speak the language of the most sophisticated contemporary design. Typical living trends of today were realized here. Absolutely rare in taste and beautifully solved.
EQUIPMENT
Kreisdesign kitchen with kitchen block, ceramic hob, extractor hood, oven and dishwasher from Constructa. In the living room there is a fireplace preparation. Duravit ceramics and Steinberg fittings were installed in the bathrooms. The free-standing bathtub comes from Kaldewei. The wooden windows have triple glazing with lockable rosettes. There is a video intercom system and a lift from the underground car park. In the underground car park there is an optional parking space with charging box option for e-mobility and with direct access to your own approx. 10 m² basement storage.
EXTERIOR
Architecturally speaking, Kai Hansen has really achieved something special here. The cube shape was broken up in a varied way with projections and recesses, cuts, bay windows and loggias. Generous glass surfaces divided by vertical bars match the strictly cubic shapes. The regular proportions create a logical structure. The thin railing rods, like the wooden formwork, emphasize the vertical aspect of the building. This is how a game of cubes with different surfaces came about.
The natural wooden formwork forms a strong contrast. The dull appearance in brown tones will shift towards silver over time. The brown anodized aluminum windows, the matching aluminum slat boxes and slats harmonize with the brown tones of the wooden formwork and go perfectly with the green of the hedges, meadows and trees that were preserved during construction; perfect protection to keep privacy.
In addition to the building version with wooden formwork, a version in exposed concrete was built at the time. Two buildings with the same design language stand side by side and yet have a completely different appearance: a small, exemplary overall ensemble.
LOCATION
The enchanting residential area not only invites you to live, but also to walk and stroll. Here you will find stately villas, avenues and lots of greenery. There is a nice weekly market on Preussenallee every Tuesday and Friday from 8:00 a.m. to 1:00 p.m. You can also stroll through the atmospheric Advent market every year and enjoy the neighborhood festival "Spring in Westend" in May. In Café Benjamine, on a side street off Heerstraße, the former studio of the sculptor Georg Kolbe has been turned into a museum, and coffee can now be drunk in the daughter's house. An absolute architectural jewel.
The Westend S-Bahn station can be reached in around 10 minutes by foot and one can reach the city motorway in 3 minutes by car. The main train station can be reached in around 17 minutes by car and BER in around 27 minutes.
