INTERIOR
Designed by Munarq architects, this contemporary townhouse is a showcase of sustainable construction and refined Mediterranean minimalism. Built with a timber structure and finished with warm wood panelling and natural stone, the interiors combine understated luxury with ecological responsibility.
The heart of the home is the custom-designed open-plan kitchen, fitted with high-end Gaggenau appliances, a movable island, and elegant marble details. Subtle joinery conceals generous storage, while the open layout flows naturally into the living area.
Throughout the house, carefully chosen materials enhance both comfort and atmosphere: bathrooms feature locally sourced red marble basins, custom cabinetry, and fittings by Iconico. Soft natural light filters through linen curtains, highlighting the tactile surfaces of wood, stone, and polished plaster.
The townhouse is planned across several floors, all connected by both staircase and a private lift. Bedrooms include ample built-in wardrobes, while the principal suite enjoys direct access to a balcony and a spacious en-suite bathroom.
Modern conveniences are seamlessly integrated: underfloor heating ensures year-round comfort, complemented by air conditioning in bedrooms and living spaces. Additional features include a remote-controlled security system, a spacious garage with EV charger, and discreet laundry facilities.
At the top, the private roof terrace of 35 m² provides a secluded outdoor living space with an outdoor kitchen and bar, partially shaded and with open views over Palma’s sought-after Santa Catalina district.
EXTERIOR
The townhouse presents a striking yet understated façade that reflects both innovation and sensitivity to its urban context. Designed by Pau Munar (Munarq architects) and completed in 2021, the building is constructed with a cross-laminated timber structure (CLT) and clad in sustainable cork panels, painted white for durability and to harmonize with its surroundings.
The façade is punctuated by a sequence of slim balconies, each equipped with white fabric sails that provide shade during the summer months and create a light, Mediterranean character. The combination of cork insulation, timber structure, and timber interiors ensures sound protection, thermal comfort, and an exceptionally low environmental footprint, without compromising modern aesthetics.
Although the cork façade gives the building a unique presence, it remains remarkably in tune with its Santa Catalina streetscape, blending contemporary design with the scale and rhythm of its historic neighbors. The wood-panelled entrance at street level underlines the natural material palette and leads into a private garage and hallway, setting the tone for the residence within.

Mallorca-based architectural studio Munarq seamlessly integrates architecture with the Mediterranean landscape, blending innovative design with the island’s rich building traditions. With a deep respect for the land, Munarq prioritizes construction that flows naturally into its surroundings, using local materials that support environmental harmony. Their approach has earned recognition, with recent nominations for the FAD Awards, Premis d'Arquitectura de Mallorca, and CSCAE Architecture Awards. Guided by the philosophy, “We don’t design architecture, we design landscapes,” Munarq’s recent projects include the Sa Refinadora socio-cultural center in Marratxí and the Chocolates Maua workshop in Palma.
LOCATION
The townhouse is located on Rodríguez de Arias, a peaceful residential street in the heart of Santa Catalina, one of Palma’s most sought-after districts. The neighborhood blends the charm of its origins as a fishermen’s quarter with a vibrant, cosmopolitan atmosphere. Narrow streets lined with traditional townhouses are now home to cafés, boutiques, and small restaurants, making the area lively yet authentic.
Just a short stroll away is the bustling Mercat de Santa Catalina, alongside a wealth of local favorites. Among them are Little Jarana, known for its inventive Mediterranean cooking, and Pan Comido, a much-loved bakery famous for its oven-baked bread and pastries. The Paseo Marítimo waterfront promenade and Palma’s historic old town can also be reached within minutes on foot.
