A historic property, extensively renovated with precision craftsmanship, currently comprising three residential units, a cozy conservatory, a sophisticated study, and approximately 370 m² of potential for further development in the attic. A special place of tranquility and character, surrounded by the Palatinate Forest and vineyards, with space for gatherings and activities in nature. The idyllic garden with an approx. 100 m² barn, which has also been newly converted, a permaculture garden, forest area, water rights at the water defense system, and sufficient yard, seating, and parking spaces all around, offer comfortable space and independence.
INTERIOR
The electric courtyard gate provides access to the historic property. An impressive country house with a solid yellow sandstone facade, broken up by red shutters and white wooden lattice windows, catches the eye. Well-maintained and imposing in appearance.
The interior design focuses on natural colors and materials. Natural stone, oak parquet flooring, custom-made interior doors and wall paneling, as well as tailor-made fixtures and fittings and the Scandinavian interior design concept in soft tones create a harmonious and timeless elegance that runs throughout the entire interior of the building.
On the ground floor, in the southern part of the house, there is a 3-room apartment with approx. 79 m² of living space.
The remaining floor of the spacious, two-story main apartment features a generous kitchen-living room with an adjoining conservatory as the center of family and social gatherings, a study, and a guest bathroom with adjoining rooms. The newly built conservatory combines cosiness with Nordic style through its coordinated interplay of natural materials such as sandstone, wood and natural stone, reinforced by its connection to nature, with a view of the permaculture garden behind the house. This space slows down the pace of life and offers privacy.
The large kitchen offers space and a high level of comfort for culinary experiences, even for larger groups. The long table with a fireplace completes the classic arrangement in the living room/kitchen area. Another highlight on this level is the study. For playing games or watching TV, alone or with friends, with a glass of whiskey or a book – in complete privacy in a fascinating location. The main apartment covers approx. 357 m² of living space on two floors (ground floor + upper floor).
The staircase, which has been lovingly restored with great attention to detail, and the newly installed elevator now provide access to the upper floor. Four bedrooms, three bathrooms, the master bathroom of which is additionally equipped with a sauna and bathtub, a cozy living room with a wood-burning stove, a kitchenette, and a utility room offer plenty of space to retreat to in a cozy atmosphere on this level.
In the northern part of the house, on this level on the upper floor, is the third, approx. 83 m² living unit, barrier-free with two rooms, kitchen, shower room, and guest WC.
The attic, with a roof truss renovated in 2022, offers space for creative ideas. Whether as additional living space, a concert or event hall, a yoga studio, or an art studio - many possibilities open up on this level. Approximately 370 m² of space can still be developed here.
The new plumbing and heating systems, stylish wood-burning stoves, renovated floors, wall coverings, doors, windows, and all electrical systems, as well as modern building technology including the newly installed elevator, meet today's standards for high-quality living.
The high-quality furnishings, with numerous custom-made carpentry features, lend the interior a special value and underline the harmonious character of the house. Historical substance and contemporary living comfort combine to create a harmonious overall picture.
EXTERIOR
At the end of a private road that leads picturesquely through the vineyards to the idyllic Hainbach Valley, stands the former paper mill from around 1845.
Between 2017 and 2022, the historic ensemble was renovated over a period of five years with great care and in accordance with monument preservation regulations. The result is a rare balance of history, substance, and contemporary restraint.
The solid façade made of warm, yellow sandstone gives the building an almost castle-like charm. Double-winged, white wooden lattice windows with red wooden shutters structure the front and create a harmonious interplay of light, color, and proportions. The hipped roof is broken up by dormer windows and finely placed skylights. A delicate clock discreetly adorns the center of the façade.
In front of the house is a spacious, quiet forecourt, which gives the building room to breathe and underlines its representative effect. Planters and the clear geometry of the courtyard emphasize the formal tranquility of the ensemble, while discreetly designed parking spaces blend naturally into the overall picture.
The property is complemented by a spacious outbuilding, the barn with an area of around 100 m². A place with great potential: conceivable as a yoga or exercise room, as a studio or workshop, for workshops or as a quiet retreat for your own projects.
The garden opens up behind the house: a living space designed according to the principles of permaculture, developed with Adrian Ballbach. Here, healthy cycles, biological diversity, and a space for shared experiences are created. It invites you to participate, observe, and reflect - on sustainable living in harmony with people and the environment.
The new conservatory forms a light-flooded connection between indoors and outdoors. From here, the view sweeps across the garden and into the adjacent forest. A water rights agreement underscores the close connection to the history of the place. Direct access to nature allows you to enjoy meadows, forests, and vineyards to the fullest - surrounded by trees, fresh air, and soothing tranquility.
