An optimal allocation of the rooms is complemented by many practical extras. This 3 room apartment offers in addition to its large balcony with southern orientation, a fantastic view into the countryside and the Bergstraße, an underground parking space with adjacent bicycle room and additional drying room. Simple design with focus on the essentials.
INTERIOR
Restrained in design and at the same time impressive in living comfort. With approx. 83 m² of living space, this 3 room apartment offers its residents a harmonious interplay between tranquility on the one hand and a lively get-together on the other. The efficiently organized floor plan optimally separates living from sleeping and presents with the approx. 8 m² partially covered balcony another room outside.
All rooms of this inviting domicile are accessed from the generously cut hallway. Chice milk glass sliding doors offer from there access to the kitchen, as well as to the approx. 28 m² large living-dining room. Both are south-facing and designed with Austria in mind. A ceiling-high passageway connects these two rooms and creates a light and open ambience. The window front in the living-dining room creates not only brightness in the room, but also access to the large, partially covered balcony - an absolute highlight. Due to the southern orientation and the elevated position, it invites you to sunbathe privately or to dine in convivial company, to end the summer evening with sunset and a cool drink. Pure vacation feeling.
On the opposite side of the hallway are the two bedrooms. With their northern orientation they offer an unobstructed view over the cornfields in the direction of the mountain road. To come to rest and draw strength for the coming day is easy here. With its approx. 13 m² one of the two rooms is also well conceivable as a children's room or study.
In the middle between the two rooms is the bathroom. Equipped with daylight window, bathtub, shower and toilet, it creates an extra portion of privacy for the two bedrooms thanks to its location.
The interior is practically rounded off by the guest toilet directly at the apartment entrance.
Unpretentious design paired with a practical understanding of living is the guideline here. The color scheme on walls and floors is restrained, the square floor tiles in the kitchen and hallway are stone gray, the floor in the living rooms and bedrooms in wood look. Unagitated and simple, and equally inviting and harmonious in their interplay.
EXTERIOR
The apartment house, built in 1985, shows a very well-kept appearance both inside and outside. A small neat front garden strip with native hedges, a bright and inviting staircase as access to the apartments. Here one comes gladly home.
On the basement level is the generously sized underground garage with a parking space belonging specifically to the apartment. Right next door, the practical bicycle room and the sensibly designed, communal drying room. All very well maintained and excellent to use. The offer is rounded off by the own cellar compartment.
LOCATION
On the northwestern edge of the municipality of Heddesheim, in a road with little traffic and a friendly neighborhood, the apartment overlooks the adjacent fields, as well as the picturesque Bergstrasse. A quiet retreat, from which the village center with all its stores and facilities - even on foot - is reached in a few minutes. Bakers, butchers, various specialists, pharmacies or even the weekly market ensure that a Heddesheim resident lacks nothing in his hub.
In winter the ice rink, in summer the quarry pond. What more could you want? Maybe a golf course, an indoor swimming pool, numerous playgrounds or a tennis court? No problem. The once largest tobacco growing community in Germany has so much to offer in terms of leisure time that it can be difficult to decide on one of the activities. Fortunately, if you are undecided, you can also take advantage of the vastness of the surrounding fields for a bike ride or an extended jog to clear your head and enjoy life in the triangle formed by the cities of Mannheim, Heidelberg and Weinheim.
Located in the middle of the Rhein-Neckar metropolitan region, Heddesheim is the ideal place to start your life. With the direct streetcar connection, Mannheim's main train station can be reached in about 30 minutes and the lively Bergstraße can be reached in about 15 minutes with one of the two regularly scheduled bus lines.
The A5 and A6 freeways lead to the major cities in the region via the Hirschberg freeway junction or the Viernheim triangle. Mannheim, Heidelberg and Ludwigshafen can be reached in less than half an hour. Karlsruhe, Darmstadt or Frankfurt are less than an hour away by car.
Not least due to the new development areas that have grown in recent years with the associated local supply center, Heddesheim continues to provide its residents with added value in terms of quality of life and convenience. An absolutely livable and lovable place to live with numerous advantages for young and old.
