900 m² plot on the Bille with separate water access and a positive preliminary building application
PLOT
This 912 m² plot is located in Bergedorf, a suburb of Hamburg. The property is located at the end of the built-up part of the Möörkenweg. From there the path only leads further into the forest.
The plot consists of 2 parts. The lower part borders directly on the Bille and has a small jetty to the water, whereby the construction of a garden shed (pavilion) with a view of the water is intended here (see drawing "Possible development"). A clinker brick house from the 1970s still stands on the upper part of the plot. A positive decision on the preliminary building application for a new building is available. 379 m² and 540 m² were decided as living space or living/usable space.
The appeal of the plot lies in particular in the secluded, almost solitary location, surrounded only by forest and water and by 2 houses at a great distance and their own spacious grounds. The dense vegetation with lush trees on the water-oriented part of the plot provides additional peace and visual distance.
The plot on which the current house stands is also idyllically grown. Hedges, bushes and trees create the feeling of living in nature. The location on the edge of the forest is of course perfect. Nature lovers love such a retreat so close to Hamburg.
POSSIBLE DEVELOPMENT
The pictured new building "Waldhaus am Fluss" by the native Australian architect Seamus Kowarzik is intended to show the potential of this plot. The draft takes into account the approved specifications of the preliminary building inquiry and illustrates a possible implementation and solution.
Modern, contemporary living could look so beautiful here. An attractive opportunity for new construction and everything that goes with it. The drawings and visualizations should whet your appetite for more and of course there would also be room for your own ideas.
OTHER
The positive preliminary building inquiry refers to a slightly different draft and we as a broker or the seller cannot give any guarantees regarding the feasibility and implementation of the draft shown here. A property is therefore sold in its current condition with everything that is currently on the property, i.e. with the old stock. It is then up to the buyer to obtain planning permission for their own final design. Our design only shows the possibilities and should stimulate the imagination of our prospective buyers.
LOCATION
Bergedorf is around 21 minutes south-east of the center of Hamburg. The Bergdorfer Schloss, which is now used for exhibition purposes, is well known. The highlight, however, is the park with its own lake and flower beds, which is the perfect setting for a short walk. If you fancy an espresso or wine, go to the creative Café Flop on Wentorfer Straße, which was founded in the 1970s and the red wine glasses are still filled to the brim here today.
In summer there is even swimming fun to be enjoyed at the lake behind the Horn in Bergdorf. For everyday errands and extensive strolling, you can walk (approx. 15 minutes) or cycle (approx. 5 minutes) to the historic old town of Bergedorf. There is Douglas, various supermarkets, organic shops and of course cafes and restaurants. You can be in the center of Hamburg in around 20-25 minutes and you can reach the airport in around 48 minutes.
