INTERIOR
When planning the Villa Wolfspfad, the architect (Rainer Görg Architekten) focused on a reduction to the essentials, but without sacrificing the benefits of a luxurious lifestyle. This becomes evident as soon as you enter the villa, when your gaze sweeps through the lofty living spaces, through the floor-to-ceiling window fronts, all the way to the Frankfurt skyline. A glazed green atrium, which connects the garden floor with the first floor through a spiral staircase, could be another optional highlight (see visualizations). On a total of up to approx. 350 projected square meters, a living paradise for a modern, sophisticated family evolves on two generous levels.
The open living area on the first floor offers a spacious dining area and lounge, plenty of seating, open designer fireplace and direct views of the expansive property, the optimal conditions for relaxing hours. The open designer kitchen with bar area and large pantry directly adjoins the living area, but is discreetly separated by the corner location. The reduced design and the gentle incidence of light through the floor-to-ceiling window fronts provide an additional plus of inner peace and increase the quality of life of the residents. The almost 50 m² sun terrace serves as an extended living room and offers an unobstructed view all the way to Frankfurt. Furthermore, there is a spacious guest area with guest bathroom, a home office and various storage facilities on this level.
On the garden level, two children's rooms, two large master bathrooms and the master bedroom create a place of well-being with Feng Shui flair. For gentle regeneration, the master bathroom with freestanding bathtub and optional fitness room with adjoining sauna invite you. A large dressing room, an air-conditioned wine cellar as well as various storage and utility rooms serve as further practicable usable spaces on this level.
An additional highlight of the villa could be an outdoor pool area on the garden level, giving direct access to the pool from all bedrooms (see visualizations). The basement can also be used exclusively for the children with separate guest au pair area - in this project planning there are various design options
EXTERIOR
With approx. 1,100 m² and a respectable stock of trees, the southern plot of Villa Wolfspfad resembles a private retreat. The large double garage offers space for two SUVs and is located right next to the entrance area with spacious entrance to facilitate shopping by short distances to the adjacent storage room and kitchen. Due to the overgrown trees and the generous plot with corner location, a high degree of privacy with green sight lines is given around the house.
LOCATION
The villa is situated in one of the top locations of Bad Soden, in a quiet villa area directly by the forest. A special feature is the nature reserve Unteres Altenhainer Tal, which invites you to evening walks with your dog not far from the Villa Wolfspfad. The picturesque little town lies in the middle of the dynamic Rhine-Main region and has been able to preserve its spa tradition. One example among many is the magnificent half-timbered houses in the town centre, numerous art nouveau villas and the freely accessible medicinal springs.
Despite its tranquil size, the city offers a wealth of recreational opportunities with four parks, some of which are listed, an outdoor swimming pool and numerous restaurants. In the heart of the old town of Bad Soden, between "Wilhelmspark" and „Quellenpark", the unique architecture of the famous architect and artist Friedensreich Hundertwasser was appropriately staged.
In addition to its attractive location in the middle of the green Hochtaunus, Bad Soden offers the immediate vicinity of the European financial metropolis Frankfurt am Main, the Hessian state capital Wiesbaden and the Rhineland-Palatinate state capital Mainz with excellent transport connections. Frankfurt International Airport can also be easily reached by car and public transport in 20 minutes.
Numerous upscale restaurants such as the Rocco Italian Grill & Bar, Gustavs Brasserie, Mendelssohn Casa or the stylish Espresso Bar Ave, the well-known and carefully curated interior shop Knallgrau and many other shopping and leisure facilities are within walking distance.
