INTERIOR
Space is more than just surface area - it is atmosphere, light and movement. Villa Guaita stages a composition of clarity and warmth, openness and structure, reduction and materiality on 302 m² of living space. Every step through the house reveals a new perspective, a new detail, a new interplay of light and texture.
As you enter the villa, a flowing sequence of rooms unfolds, characterised by generous aluminium windows with double insulating glazing that frame the view of the old trees. The materials speak their own language: dark, oiled Bergland parquet runs through the living areas, connecting the rooms with a quiet elegance, while porcelain stoneware from Coto d'Este defines the wet rooms with subtle rigour.
The centrepiece of the villa is the custom-made carpenter's kitchen, which impresses with its minimalist design language and uncompromising quality. The fibreglass-concrete cooking island, monolithic yet functional, forms the focal point of the open-plan living area with its clear geometry. The seamlessly integrated Miele appliances - from the steam cooker to the fully automatic coffee machine - blend in with the purist concept. A customised bench solution turns the kitchen into a meeting place that is just as inviting for lingering as it is for working.
Flowing transitions lead into the four bathrooms, which are not just places of retreat, but curated spaces of well-being. Duravit bathtubs designed by Philippe Starck, Dornbracht Meta fittings, floor-level Rainshower showers - every element has been carefully selected. The perfect coordination of form, material and light creates an atmosphere in which minimalism becomes luxury.
Villa Guaita thinks along with you - unobtrusively, but noticeably. An intelligent BUS system controls the lighting, sun protection and outdoor lighting, centralised via a touch display on the ground floor. The Viessmann air heat pump (built in 2025) with underfloor heating ensures a perfect indoor climate at all times. Security is not an add-on, but a matter of course: the Daitem wireless alarm system with outdoor cameras protects without dominating.
Even the basement follows the philosophy of the house: no secondary space, but potential. Sauna preparation, technical rooms and individually usable areas expand the room concept and turn the villa into a place that grows with its residents.
The Villa Guaita is a statement for architecture that will last for years - moulded for people who understand aesthetics as part of their identity.
EXTERIOR
Minimalism meets craftsmanship. Villa Guaita, designed by architect Wolfgang Ott, is a tribute to clean lines, well thought-out functionality and dialogue with nature. The villa sits on a 1,500 m² plot surrounded by mature trees that were once part of a historic park. The architecture focuses on contrasts: the gabled roof with zinc overhangs, the clearly structured façade and the dormer windows on the upper floor give the house a sculptural character.
The double carport with shed blends harmoniously into the surroundings, while the ABL double wall box enables independent electric mobility. The garden irrigation follows an equally sustainable concept: layered water wells, a rainwater cistern and an intelligent replenishment system not only supply the garden - controlled via display or app.
LOCATION
Kronberg im Taunus is a well-known climatic health resort, surrounded by forests and part of the Frankfurt city region. Villa Guaita is nestled in a quiet, exclusive and green residential neighbourhood in the immediate vicinity of Schlosshotel Kronberg. The extensive grounds with their mature trees create a natural oasis of retreat, while the city with all its amenities is in the immediate vicinity. The tennis and golf clubs are also just a few minutes' walk away. The best infrastructure, renowned schools, cultural diversity - the perfect balance between retreat and urban lifestyle.
