INTERIOR
This city villa from the Wilhelminian period consists of 4 newly and sophisticatedly renovated apartments (372 m² living and usable area):
2 very large ones on the mezzanine and 1st floor (122 m² and 125 m²) and 2 smaller ones on the 2nd floor (60 m² and 65 m²).
Villa Beethoven offers many elements of the epoch of the Gründerzeit. Besides large high rooms, which have very beautiful proportions, there are double-wing intermediate doors with door panels, original floorboards, elaborately exposed stucco ornaments, high windows, staircase with turned balusters and skylight and more.
During the renovation, great importance and attention were given to the preservation and refurbishment of these elements mentioned before. This old, historical building was contrasted with the most demanding modern fixtures. Entrance doors, oak planks, steel stairs, birch wood panels, marble tiles, rubber flooring, to name but a few. These interestingly shaped, modern elements are brought together in a restrained overall colour scheme based on coloured white. Anthracite is used for accentuation. The colour of wood creates a warm ambience.
The individual apartments each have different highlights. The apartment on the mezzanine floor has 2 levels, creating exciting lines of sight between the rooms. A large terrace extends directly into the japanese-inspired garden and offers a view of a beautifully designed water basin surrounded by roses in all kinds of colours. In the morning you can get your fresh tomatoes for breakfast or taste delicious strawberries from the newly created fruit and vegetable area.
The apartment on the 1st floor has a beautiful, large bathroom with Philipp Starck toilet and bidet, paired with white-grey marble tiles. The original flooring has been preserved and refurbished and new oak planks have been installed. A large south-facing balcony is of course also part of the house.
The smaller apartment on the 2nd floor has a gallery, which emphasizes a cleverly designed railing element as a striking feature. This has resulted in a room height of over 4 m. A balcony is also part of this, as is the second adjacent apartment.
All apartments benefit from the north-south orientation of the building. The south garden is part of an impressive inner courtyard, which looks like a park. Peace, seclusion and solitude can be experienced. But also those who love gardening in a manageable setting are in good hands here. Urban and yet quiet - a rare combination.
Anyone who enjoys the quality of historical premises with sophisticatedly designed modern elements will get their money's worth here, especially since they can decide whether, and on which floor, they want to live or work, or whether they want to rent out the entire living space. CALCULATION OF RETURN
With a complete letting of 10 euros per m², rental income of approx. 44,400 euros p.a. will thus be generated. This represents a factor of almost 25 (approx. 4.5%).
OTHER
The building is heated by a gas heating system from 2016. There is a lot of cellar space and a common bicycle parking space as well as a laundry room. Also the garbage area was lavishly built. The building is a listed protection as historic ensemble.
EXTERIOR
Paulsstadt is part of the historicist Gründerzeit quarter of the old residential town of Schwerin. All streets and squares are characterised by buildings from the turn of the century with their front gardens and gardens, all of which have been renovated similarly. Thus a unique environment has been preserved, which is characterised by diversity, variety and originality.
Nevertheless, common design features such as building height and width, roof shape, ornamentation etc., create a uniform overall picture. This property fits in harmoniously here. High window formats framed by plaster pockets and stucco ornaments demonstrate the feeling for beautiful proportions and love of detail. The traditional colouring of the stucco elements has been preserved or reconstructed and taken into account in the overall colouring of the façade, but also here, modern interventions are visible. For example, in the windows or the motif of the wooden bridge, is continued from the outside into the interior.
The rear side has been energetically upgraded and completely covered with wooden formwork. Highlight is of course the individually designed garden. Paths, hedges, flower beds and the water basin are also evidence of the ambitious design claim, a rarity. Old and new meet almost everywhere as a skilful mix.

LOCATION
Schwerin is one of the most beautiful cities in Germany. With its castle, the preserved old town centre and the seven lakes, it offers pure historical ambience in its most beautiful form. As the capital of the federal state it also offers many cultural events. The annual classical music festival at the theatre is just one of them.
Schwerin also offers various possibilities for leisure activities and recreation with its extensive water areas. The sailing area of the Schwerin lake is now even very popular with Hamburgers.
Some culinary offers are La Bouche with the best oysters of the city. In the restaurant Ruderhaus you can watch the most beautiful sunset with a glass of rosé and in the Café Prag you get the most delicious cream cake served in a royal ambience.
The popular Goethe-Gymnasium, the Fritz-Reuter-Grundschule and the Pumuckl day-care centre are in the immediate vicinity of Villa Beethoven.
Shopping facilities are located directly at the Platz der Freiheit (1 minute walk). The Kellputt fruit and vegetable shop, among others, offers a wide range of very fresh and high quality products. For weekly shopping, the nearby Rewe at the market place offers a good selection as well as the organic market KaRo.
The main train station is barely 5 minutes away on foot and from here you can reach the city centre of Hamburg in only 55 minutes. The Baltic Sea is only a "stone's throw" away and in less than 35 minutes you are already on the beautiful island of Poel - pure summer idyll!
