Set just outside Torres Vedras, 45 minutes from Lisbon and 30 minutes from the airport, this property dates back to the 1500s and offers remarkable potential. Once part of a larger family estate which until recently was passed down through generations, it is now owned by architects who live on the property with their family. With a deep understanding of its history and possibilities, they have explored multiple design scenarios for the site’s future, from a single family residence to a compound of homes or a hospitality project.
The estate is entered through tall gates that open into a peaceful courtyard framed by mature trees and stone buildings. The main house is cloaked in climbing vines that change colour with the seasons, shifting from bright green in spring to deep reds and burnt orange in autumn. This courtyard is the heart of the estate, with every structure arranged around its open, symmetrical layout. Beyond, the land unfolds across soft hills, Rocha pear orchards, and views of the Montejunto ridge.
The property comprises a 525 m² main house, a 150 m² secondary guest house (currently lived in by the owners), and several annex buildings including a 45 m² garage, 81 m² wine press, 141 m² wine cellar, 130 m² stables, and a 180 m² storage shed. Around 111,700 m² of the land is leased for Rocha pear production, providing steady annual income.
A PIP (Prior Information Request) was approved by the Torres Vedras municipality confirming the right to expand the buildable area from 1,066 m² to 1,719 m². It also authorises a change of use from residential to tourism. One concept study proposes a 25-suite rural hotel, including a new building set along the stream at the southern edge of the estate. This design respects the landscape, ecological corridors, and protected green buffer zones.
A previously approved and easily renewable project also explores the division of the estate into four independent homes (comprising 5, 3, 2 and 1 bedrooms). Each has its own footprint and privacy but is connected by the courtyard. Perhaps one of our favourite options is to reimagine the estate as a single private residence with expansive living spaces including a dramatic kitchen and dining area with vaulted ceilings in the old barn. The land and layout allow for contemporary flexibility without losing the sense of period charm that makes this estate feel so distinctive.
For those looking to live here full-time, the estate is just 10 minutes from Torres Vedras and close to an established international school. For tourism development, its location offers exceptional access to the best of the West Coast. Within a 30-minute radius, you can reach Santa Cruz, Óbidos, Nazaré, Ericeira, and the region’s renowned wine route. Trails in Montejunto Natural Park are close by, and the nearest train station is just minutes away.
Quinta Nova is a property rooted in place and shaped by its natural surroundings. With its courtyard charm, agricultural rhythm, and approved future flexibility, it offers a rare opportunity to create something enduring in one of Portugal’s most authentic regions within easy reach of the capital.
