A one-bedroom apartment with a private 30 m² garden, set on the ground floor of a fully renovated building on Rua do Olival, between Santos and Lapa. Completed in 2025, the project restructured a traditional Lisbon building into four apartments, each with outdoor space and elevator access. The apartment opens directly onto its own garden terrace, reflecting a type of home increasingly sought after in Lisbon, compact, well-located apartments with private outdoor space.
The layout is organised as a single open living space where the kitchen and sitting area share the same room. A sliding door connects this space directly to the terrace, allowing light to move through the apartment and extending daily use towards the exterior. Wooden plank flooring runs throughout, giving continuity across the interior.
The kitchen is integrated and built with custom cabinetry and concealed appliances, including an induction hob, oven and extractor. A marble in ivory and soft orange tones is used for the countertop and backsplash, introducing texture and colour within an otherwise restrained palette. Decorative plaster ceiling details add a subtle layer of ornament, referencing traditional interiors while remaining measured.
The bedroom sits in a more private position within the plan, with two windows allowing for natural light throughout the day. Built-in wardrobes provide integrated storage. In the bathroom, the same marble appears alongside tiled shower walls. Red and white checkerboard tiles define the floor, a detail that continues into the terrace and the building’s common areas, creating a consistent visual language.
Outside, the garden terrace is structured across two levels. The first plane, finished in checkerboard tiles, works as an outdoor extension of the living area. A small step leads to a raised section framed by planting beds on either side, introducing the possibility of greenery or a small cultivated garden. This layered layout allows different uses within a compact footprint, from dining to planting.
The building has been fully renovated and organised as a small residential structure, with one apartment per floor and elevator access throughout — a rare feature at this scale in Lisbon.
Rua do Olival sits within Santos, an area that has gradually evolved into one of Lisbon’s design-led districts. Galleries, studios and independent cafés shape the local rhythm, while the riverfront, Museu Nacional de Arte Antiga, Jardim 9 de Abril, Tapada das Necessidades and Jardim da Estrela are all within walking distance.
The neighbourhood maintains a residential character, with proximity to Cais do Sodré and future metro connections strengthening its accessibility. Within a fully renovated building of just four apartments, the property aligns with current demand for well-located homes that support both everyday living and Lisbon’s active mid- and short-term rental market.
