Villa Nikita sits above the coastline of Cala Moli, defined by clear geometry, slim horizontal lines and a restrained material palette of concrete, timber and glass. West-facing and designed for functional all round living, the house is distributed across two levels with a practical five-bedroom layout and a tourist licence in place.

The approach is via a raised pathway set above tropical planting. Inside, the main living area flows openly between kitchen, dining and lounge, with floor-to-ceiling glazing leading directly to the terrace. A 32 m² saltwater pool runs parallel to the façade. Two bedrooms are located at pool level, each with its own bathroom. The principal suite faces the garden and includes a freestanding bath. A further two bedrooms are positioned on opposite levels and share a large bathroom.

The architecture favours long views, clean surfaces and minimal fittings. Concrete floors, timber slats and large glass panels maintain a consistent language throughout. Underfloor heating and integrated air conditioning via heat pump, along with a full Sonos sound system, support year-round use.

Externally, the design continues across several terraces. Timber decking surrounds the pool, while a sunken concrete lounge with outdoor kitchen provides an informal gathering area.
