A house with ancient memories, newly recreated.
Originally built at the onset of the 19th Century, when Ibiza was but a desolate island, Finca 1803 is more than a restored finca – it is a revival of Ibizan heritage, set deep within nature, rebuilt stone by stone with thought and respect. The house stood abandoned for decades, walls bare, nature taking over. But something about the place remained intact. A presence. A stillness.
Now, after a complete architectural restoration by Dolores and Maxim Batselaere (DOMAX), Finca 1803 is alive again – blending rooted authenticity with a refined, modern soul.
Inside, textures dominate: exposed stone walls meet smooth clay surfaces; arched ceilings drop low, while skylights filter warmth. Bathrooms are both elemental and elevated – showers carved into stone, fixtures in aged copper tones. Here, past and present aren’t in contrast – they’re living and breathing, hand in hand.
The heart of the main house is its ground floor salon — anchored by a sculptural central fireplace and wrapped in a custom-built lounge that invites long evenings and quiet conversations. Iron-framed windows pull natural light across the aged stone walls, catching the texture of hand-plastered surfaces and timber beams. The open-plan kitchen and dining area blur seamlessly into the terraces outside, where garden and architecture begin to speak the same language.
Across its four bedrooms, each with a private bathroom, the interior strikes a rare balance: organic textures held in precise proportions. The master suite opens onto a covered terrace with views into the green, and includes a walk-in dressing area and a bathroom designed for calm. Upstairs, a discreet TV lounge and small office offer tucked-away corners for retreat. With underfloor heating and air conditioning throughout, comfort lives quietly behind every material choice — nothing over-designed, everything intentional.
The two guest houses sit quietly apart from the main residence, each with its own rhythm and sense of privacy. The first casita offers two comfortable bedrooms and two bathrooms, opening onto a terrace that frames open countryside — the kind of place where mornings stretch slowly and silence becomes company.
The second casita is more tucked away, set against the forest’s edge, with a single bedroom and bathroom, and a private terrace that feels cocooned by greenery.
Both are independent yet connected in spirit, designed with the same care and restraint — spaces that feel calm, grounded, and quietly luxurious.
The land itself is a central part of the experience. 57,000 square metres of gently stepped terrain — bordered by dry stone walls, softened by pine, olive, and fruit trees — create a natural architecture that unfolds gradually. Between these terraces, curated flat spaces invite possibilities: yoga decks, sculpture gardens, or simply open sky.
The 48 m² pool (dropping to around 2.5m in depth at one end) is carved into the land with intention, its edges raw and honest, framed by natural stone and shaded by straw parasols. A few steps away, a traditional Hammam sits almost hidden among the trees — a place to disconnect entirely. The outdoor kitchen and dining area is built for rhythm and ritual, shaded, generous, and ready for long evenings.
At the edge of the property, inside a cute small hillside cove, the wine cellar glows with candlelight — intimate, cool, romantic and carved by hand into the island itself.

San Rafael has a beautiful church and beside another type of church, the newly launched über club UNVRS. Santa Gertrudis is perhaps the most amenable to tourists and locals alike (as well as being the largest), growing hugely in popularity over the last few years or so with Northern Europeans moving to Ibiza for the sun and relaxed island life, but also wanting to stay a little bit apart from the slightly more hedonistic south. Centred around a beautiful square surrounded by bars, restaurants, auction houses, and sports facilities, and just two minutes from the rapidly growing UK private school Morna International College.
