INTERIOR
Tastefully and thoughtfully renovated in 2010 and 2016, this old apartment in a building erected at the end of the 17th century is located right next to Karlsburg Castle. In the middle of the old town and the city life of Durlach. Yet quietly located on the 2nd floor. A listed, elegant building with lattice windows and folding shutters on the southern façade. The apartment is characterized by its trendy design. The coordinated, individual, modern design combined with the charm of an old building runs impressively through the entire apartment. The open-plan design is immediately noticeable upon entering the apartment. A long, friendly hallway opens the way in.
The kitchen, dining room and another room are visually separated from the hallway to the right and left by open timber frame structures. Everything is open plan and yet architecturally cleverly separated. An approx. 60 m² open-plan living space for a very special communal atmosphere. The storage space in the kitchen is optimally utilized by custom-made built-in cupboards and a pantry with built-in building services and integrated in an extremely unobtrusive manner. The lighting concept with Occhio lights is uniformly designed throughout the apartment. Some are recessed seamlessly into the ceiling, others are surface-mounted on the ceiling and walls. Almost every room is characterized by a special structural and design feature. In the dining room, the historically exposed sandstone wall, in the hallway the inserted wooden step and the half-timbering separating the open-plan living space, in the kitchen and in the entrance area a frosted light-giving window to the inner courtyard. A restored wooden sliding door leads into the approx. 20 m² living room. This room impresses with its unobstructed direct view of Durlach Castle through transom windows. Additionally equipped with two high-quality, custom-made closets, which disappear inconspicuously behind doors flush with the wall. The approx. 15 m² south-facing bedroom with a view of the Karlsburg also has a built-in wardrobe. It even has a washing machine connection, space for a dryer and plenty of additional storage space. Everything disappears neatly behind a double door. The two wood-clad wall panels give the bedroom its own individual charm.
The bathroom with bathtub is also very tasteful, well-designed and of high quality with Hansgrohe Axor fittings. A fixed glass element from the ceiling to the floor with a view into the hallway area provides daylight. A sliding door provides access to the bedroom. A flush-fitting door provides access to the open-plan living area.
A further room measuring almost 10 m² rounds off the space on offer.
EXTERIOR
The listed, 4-storey building was built at the end of the 17th century and is located in the middle of Durlach's old town. The historic old town was placed under a preservation order in 1998 in order to preserve its medieval character in the long term.
The façade in a light yellow tone with stucco elements is classic in appearance. The south side facing the castle is designed with white mullioned windows and light gray shutters.
OTHERS
Despite the old town location, there are sufficient public parking spaces that can be rented or used with a resident's parking permit.
A basement room of just under 5 m² offers additional storage space.
LOCATION
The apartment is surrounded by restaurants, cafés, boutiques and stores for daily needs. Both the market square with its weekly market and the beautifully landscaped castle garden with rose garden are just a two-minute walk away. The high quality of life is underlined by an indoor swimming pool within walking distance, an outdoor pool, various sports facilities, kindergartens, the Durlach Castle School and numerous playgrounds. The Pfinz river and the lakes in the immediate vicinity invite you to take beautiful walks along the water.
