A property consisting of 12 rental flats, a commercial unit, 12 parking spaces and 2 garages in the centre of Mundenheim, Ludwigshafen am Rhein built in 1927. The property has an expansion potential for an additional living space of up to 915 m², distributed over 8 newly created residential units.
INTERIOR
The apartment building with history. A former post office building from 1927, which was given into private hands by Deutsche Post around 15 years ago. The building has been regularly modernised in stages since 2010. The flats are bright and modern. The character of the historic building has been preserved and harmoniously combined with modern facets. A building with cultivated charisma and understatement in equal measure. A handsome gem in the middle of Mundenheim.
The ground floor was converted from a post office into flats in 2012. 4 flats and a commercial unit share a floor space of approx. 390 m² on the lowest floor. The 85 m² flat faces east and has its own entrance and a 16 m² terrace. On the opposite, north-facing side, the commercial unit is almost 100 m² in size. This commercial unit has its own attractive entrance with stone staircase and solid wooden door. The view of the main entrance to the north side is characteristic of the building. An impressive staircase with three round arches with glass doors invite you into the main staircase. From there, one reaches, among other things, the three other flats on the ground floor. A one-room flat with almost 40 m², a three-room flat with 72 m² of living space and a two-room flat with 65 m². There is a suitable home for every living situation and family size.
The bright, spacious staircase, with its prominent red handrail, leads to the upper floors. The first floor with 4 flats was completely renovated in 2010. Real wood parquet flooring with a stick look runs uniformly through this level. The approx. 133 m² flat on the east side with its own balcony of almost 12 m² is complemented by two further flats with a living area of just over 50 m² and a likewise larger flat with 125 m².
The second floor, with four further flats in a similar layout, has also been modernised and refurbished to a high standard in the meantime, with the exception of one flat.
This means that four flats on each of three floors with an additional commercial unit on the ground floor are distributed throughout the entire building. 12 beautifully refurbished residential units and one commercial unit in different sizes appeal to a broad target group.
The basement floor, with a spacious floor area of approximately 380 m², offers classic, spacious cellar and technical rooms for the residents of the building, as well as a bicycle cellar and a laundry room.
OTHER
There is an urban development contract for the plot with the option to expand by approx. 915 m² of living space with approx. 142 m² of balconies and terraces. An architecturally outstanding plan that would definitely enhance the surroundings. A design caesura between old and new. The designs are convincing and exude freshness. In the existing building, there is the possibility of converting the attic into 4 residential units with living spaces of between around 50 m² and 90 m². Barrier-free access is possible by extending the existing building with a second, new unit, which could be built on the current parking area. 4 full storeys, plus an attic storey, which will be designed as a staggered storey with a flat roof. On the ground floor, a double parking facility for 20 car parking spaces. A connecting structure, which contains the access, the staircase and the lift for the extension, creates the connection between the existing building and the extension. The extension can accommodate 4 new flats. On each of the floors 1 to 3 there will be a flat with up to 170 m² of living space and on the top floor a flat with up to 130 m² of living space, each plus a balcony or roof terrace. The concept intends to implement new, original concepts of communal living in particular with the very generously designed flats.
Exterior
The post office building was put into operation in 1927 and was heavily destroyed during World War 2. Reconstruction was completed by 1952. Traces of the historic past can still be glimpsed in the basement through the former air-raid shelter. In keeping with contemporary appearances, the historic building has been extensively renovated. The façade was renovated in a representative manner in 2021. The main entrance catches the eye with its sweeping stone staircase with sandstone round arches and glass doors. A property with a stylish appearance.
On the east side there is a walled square with 12 parking spaces and two garages. The entrance to the ground floor flat with the terrace is also located there.
