Tastefully furnished flat in an old building for exclusive living with style in Mannheim's Oststadt. A total of 11 flats in different sizes are available for purchase in this property.
INTERIOR
The elaborately renovated 4-room old building flat with ~120 m² and two balconies is located on the 1st floor with north-western orientation of the living rooms and orientation of the rooms for resting and working to the south-east into the quiet, green inner courtyards. The interior was completely rebuilt and extended while retaining the original character. Wooden floors with a herringbone look, in natural oak, wooden skirting boards, listed wooden mullioned windows and natural stone-look tiles in the bathrooms were used. Restrained and simple on the one hand, elegant and modern on the other. A harmonious interplay between old building and modern. The architecture and furnishings combine to create a feeling of elegance.
As soon as you enter the flat, you are struck by the impressive 3-metre-high ceilings, which emphasise the character of a classic old building. The spacious, open-plan kitchen area is the heart of the flat. Currently equipped with a custom-made black kitchen by Modular Küchen and a ceramic worktop - the perfect combination of precision craftsmanship and industrial production from the region. Miele appliances, Bora cooker and Quooker tap underline the quality of the kitchen equipment. Unobtrusive with a flush-fitted door, a practical storage room with washing machine and dryer connections adjoins. From the kitchen, the view sweeps through the picturesque, light-flooded living-dining room towards the northwest, directly into the treetops of the avenue-like Otto-Beck-Strasse. An open living area with enough space for dining and cosy living, for relaxing or for urban evening hours with a glass of wine on the balcony with art nouveau flair.
On the way to the rear half of the flat, towards the southeast, you pass the separate WC and the bathroom. The bathrooms feature top design with bathroom furniture and fittings from selected modern brands such as Gessi, Kartell by LAUFEN and neoro. The ceramic facade tile in the colour sand makes the bathroom appear warm, natural and noble at the same time. The harmonious furnishing concept runs thoughtfully and uniformly through the entire flat.
The study, separated by a ceiling-high steel loft glass element, brings sunlight and light into the hallway. A beautiful, bright place to work or for a separate space of tranquillity.
The bedroom with its new balcony is secluded and peaceful, facing the inner courtyards. The walls, decorated in a soft green by Farrow & Ball, create a pleasant atmosphere in harmony with the oak parquet flooring.
The pictured furniture and the kitchen can of course be purchased if you like them.
EXTERIOR
The representative, listed Art Nouveau building was built in 1903 during the period of promoterism. For many years it was a film house with actors, cinema owners, projectionists and friends as residents. Completely refurbished to the highest quality standards and with the support of the heritage authorities.
The beige sandstone façade with stucco elements and Art Nouveau balcony railings characterise the splendid appearance of the building, which thus joins the charm of Otto-Beck-Straße. The balcony railings of the front elevation were completely refurbished - sandblasted, spray-galvanised and powder-coated. 11 flats are spread over 7 floors.
The classic splendour of the era of the building year also appears on the inside, when entering the building. Genuine terrazzo and a floral, ornamental staircase banister design the staircase.
A new lift system by Lochbühler accesses the intermediate levels of the individual floors.
A separate basement compartment of ~4.5 m² on the garden floor optimally rounds off the space on offer.
OTHER
In addition to a new heating system and a new district heating station with buffer storage in the house, distributors were installed in each flat. For better circulation, direct hot water and less risk of legionella. Downpipes made of cast iron for maximum noise reduction, aluminium roller shutters and KNX cabling have been installed. The building was completely gutted and renovated from the ground up.
