The extensively refurbished 3-room apartment in an old building with ~112 m² of living space, a balcony and a terrace is located on the 2nd floor with the living rooms facing north-west and the quiet room facing south-east into the quiet, green inner courtyards. The interior was completely refurbished and extended while retaining the original character. Wooden floors with a herringbone look in natural oak, wooden skirting boards, listed wooden sash bar windows and natural stone-look tiles in the bathrooms were used. Restrained and simple on the one hand, elegant and modern on the other. A harmonious interplay between old and modern. The architecture and furnishings combine to create a feeling of elegance.

As soon as you enter the apartment, you are struck by the impressive 3-metre-high ceilings, which emphasize the character of the classic old building. To the left of the hallway is a quiet room with a view of the green inner courtyards, suitable as a bedroom. At the end of the hallway, the spacious, open kitchen area opens up as the heart and hub of the apartment. Space for a spacious kitchen, with cooking island and counter for seating or for a long dining table. A practical storage room with washing machine and dryer connections is inconspicuously adjacent with a flush-fitted door. From the kitchen, the view sweeps through the picturesque, light-flooded living/dining room towards the north-west, directly into the treetops of the avenue-like Otto-Beck-Straße. An open-plan living area with enough space for dining and cozy living, for relaxing or for urban evening hours with a glass of wine on the balcony with Art Nouveau flair. Today, these two rooms are open-plan with a free passageway, but could easily be separated to create two separate rooms.

On the way to the rear part of the apartment, facing south-east, you pass the separate WC and the bathroom. The bathrooms are of the highest design with bathroom furniture and fittings from selected modern brands such as Gessi, Kartell by LAUFEN and neoro. The facade ceramic tile in the color sand makes the bathroom appear warm, natural and elegant at the same time. The harmonious furnishing concept runs throughout the entire apartment.

The roof terrace is almost 10 m² in size and faces the inner courtyards. A calming space with a view of the secluded greenery.

EXTERIOR

The representative, listed Art Nouveau building was built in 1903 during the Wilhelminian era. For many years it was a movie house with actors, cinema owners, projectionists and friends as residents. Completely refurbished to the highest quality standards and with the support of the heritage authority.

The beige sandstone façade with stucco elements and Art Nouveau balcony railings characterize the splendid appearance of the building, which is thus part of the charm of Otto-Beck-Straße. The balcony railings on the front elevation have been completely refurbished - sandblasted, spray-galvanized and powder-coated. 11 apartments are spread over 7 floors.

The classic splendor of the era in which the building was built is also evident inside. Real terrazzo and a floral, ornamental banister decorate the staircase.

A new elevator system from Lochbühler travels to the intermediate levels of the individual floors.

A private cellar compartment of ~4.5 m² on the garden level rounds off the space on offer perfectly.

OTHER

In addition to a new heating system and new district heating station with buffer tank in the house, distributors were installed in each apartment. For better circulation, direct hot water and less risk of legionella. Cast iron downpipes for maximum noise reduction, aluminum shutters and KNX cabling are installed. The building was completely gutted and renovated from the ground up.
