INTERIOR
This beautiful Wilhelminian-style villa with a total of 12 rooms, 3 bathrooms and a granny apartment from 1903 is located in the villa district of Hamburg Bergedorf and offers a clear symbiosis of historical charm and modernity.
Through the white garden gate, the small path in the front garden leads up a few steps to the entrance area with floral patterned tiles. After hanging up your coat in the checkroom, passing a bathroom and the office with a fantastic view of the garden, you continue into the open staircase with the original banister. From there you enter the living room with a ceiling height of approx. 3.6 m and original stucco with a veranda and a view of the garden.
The spacious dining area leads on to the cozy library, which is equipped with a projector and screen to guarantee exciting movie nights. The kitchen and dining area are connected by a sliding door. This creates the feeling of an open kitchen for relaxed communication with the dining area. If you prefer a cozy atmosphere, you can close the white sliding doors and enjoy a leisurely breakfast at the round dining table or on the adjoining terrace with its striped awning.
On the first floor there are 4 further bedrooms, as well as the bathroom with a free-standing bathtub, parquet flooring and a view of the garden. The bedroom on the garden side has a small balcony. The two spacious connecting rooms to the front are separated by double doors. A 20 m² terrace with glorious morning sun opens out from here.
The second floor, the original attic, has been lovingly converted. Here there are 4 further rooms with beams, sloping ceilings and white-painted wooden floors. The dressing room leads to the small bathroom, which also has a bathtub.
In the basement there is a delightful 37 m² granny apartment with kitchen, bathroom and a separate bedroom. From here you have direct access to the front garden.
The basement offers additional storage space and room for a laundry room and a gym.
EXTERIOR
The historicist villas are testimony to a period of economic boom and cultural change. They combine the prestigious character of the Wilhelminian style with the artistic and organic elements of Art Nouveau, making them unique architectural works of art.
The overgrown property is barely visible. The front-facing areas also create a pleasant feeling of privacy.
The villa is not a listed building.
At the rear of the villa, a veranda in the living room leads to the beautifully landscaped garden. Due to the slight slope, this has been divided by smart planting and connected by a small passageway. This setting has created many cozy places to eat, relax or play. There is a playhouse at the back of the garden. Here you are surrounded by other mature gardens, in the middle of nature.
OTHER
The charming villa was purchased by the current owners in 2001 and has been regularly modernized. Special care was taken to maintain the original elements, such as doors, frames, tiles in the entrance, stucco and pitch pine parquet flooring, thus preserving the character of the house.
The Viessmann gas boiler is from 2012. Apart from the skylights and an ornate window in the entrance area, all other windows were replaced in 2019. The entire front garden was drained in 2017 and all drainage pipes were replaced.
The house has an alarm system.
