Luxurious sky-townhouse across three levels by Bolles+Wilson

The over 300 m² Sky-Townhouse spans across three levels on the 12th, 13th, and 14th floors, accessible via an elevator that opens directly in front of the apartment door on the 13th floor. The loft level serves as a prestigious living space, featuring an open, custom-made kitchen with a steel surface and Gaggenau appliances. This area seamlessly transitions into a spacious dining area, where possibly the largest open fireplace in HafenCity becomes a focal point. Behind it lies a personal bar set upon a small platform. The journey continues into the expansive living area, from where Speicherstadt and numerous Hamburg landmarks can be admired through the floor-to-ceiling windows. A guest restroom is also located on this level.

Descending from the living area, the sleeping quarters feature two bedrooms, a large dressing room, a utility room, and a master bathroom with a separate shower. A second restroom, equipped with a Japanese toilet, is oriented towards the dressing room. Within the dressing room, various built-in wardrobes offer ample space for clothing, accessories, and valuables.

Ascending leads to the nearly autonomous guest quarter, complete with a bedroom, living area, and its own shower room. The rooftop terrace offers a spectacular view over the Überseequartier.

The building’s exceptional architecture extends to its interior, especially noticeable through the variations in windows. Glass walls, angled inwards and structured by mullions and concrete supports, ensure unobstructed views and abundant light.

The uniqueness of this dwelling unit is undoubtedly the unparalleled 360-degree view without direct opposite. However, the interior design is equally extraordinary. Grey and anthracite tones dominate, chosen from selected materials, surfaces, and colors including aluminum, stainless steel, concrete, terrazzo, carpet, and floor-length curtains. A finely graduated play with shades from dark grey to grey-white.

Contrasting this are colorful tiles in the bathrooms with high-gloss surfaces in turquoise, iridescent brown, and turquoise blue. The tile formats vary, and a mural painted on-site by artist Elmar Lause adds color to the loft level. Floor coverings vary by floor - carpet in the sleeping area, terrazzo on the loft level, and solid wood planks on the guest level.

The product lines hail from the most renowned manufacturers like Gaggenau, Antonio Lupi, Mutina, and Geberit. Custom full-wood built-in wardrobes also fall into the luxury category. The lighting concept and many other elements were designed by the Hamburg-based BFGF Design Studio.

EXTERIOR
The Cinnamon Tower is located directly by the water, between Überseeboulevard and Osakaallee. As a high-rise residential building of extraordinary class, it houses only 10 high-quality living units across 65 meters height and 14 floors. With its slender silhouette, it represents a nearly futuristic modernity and elegance. Recessed loggias and balconies give the structure a sculptural appearance. The façade is made of anodized aluminum plates in varying shapes, sizes, and shades of red to light brown. These colors directly reference the port and warehouse architecture with its historic brick façades.

The name “Cinnamon Tower” harkens back to the import of exotic spices, which significantly contributed to Hamburg's rise as a wealthy trading city. Urban history – aesthetically and functionally encapsulated in a new, towered form.

The building was designed by the architect duo Julia B. Bolles and Peter Wilson. After winning the competition for the Münster City Library (1987), they moved their office from London to Münster in 1989. Since then, they have realized projects throughout Europe, often emerging from winning competitions. The firm’s architecture is based on decades of experience, with a commitment to planning and constructing highly individual solutions for each location. Exceptional design quality and optimal functional solutions are paramount, yet always with a direct reference to the surrounding environment. The Cinnamon Tower has received various awards, including the German Façade Prize 2015 and the Hamburg Architecture Award.

LOCATION
The Cinnamon Tower is situated in the Altes Hafenamt area. It is part of HafenCity, one of the largest inner-city urban development projects in Europe. The surrounding area stands for modern architecture and urban city life with numerous restaurants, cafés, recurring cruise ships, and a diverse range of cultural and leisure facilities.

The most famous building in the neighborhood is the Elbphilharmonie by Herzog & de Meuron – Hamburg's new landmark. Adherence to sustainability standards was a key part of HafenCity's development concept. Mobility through new public transport connections, autonomously driving minibuses, etc., makes this district largely car-free above ground. Additionally, the Elbe River with its numerous canals and branches is omnipresent.
