INTERIOR
The beach villa, dating from 1932, was extensively renovated in 2015 and combines the charm of bygone times with modernity. In the early years, it was used as a guesthouse for beach vacationers, later only as a private home.
There are 10 rooms and a total of 4 bathrooms on a total of 316 m² (plus a 25 m² coach house). Thanks to the smart layout, you can separate yourself wonderfully even with many guests and come together again in the living area. On top of this, there is a pretty coach house in the garden, also equipped with a small kitchenette and a bathroom.
The spacious hallway leads into the open-plan living and dining area. Floor-to-ceiling wooden lattice windows, oak parquet flooring and light colors convey the typical Nordic beach house feeling. On the southwest-facing deck off the living room, you can relax and enjoy a coffee in the afternoon sun in a beach chair. There is a fireplace for rainy and chilly days.
The high-quality equipped kitchen with Miele appliances and smart storage space also has a professional gas stove from Westahl. From there, you can access the spacious covered terrace overlooking the garden. The outdoor area can also be used wonderfully in cooler months under the radiant ceiling heaters.
On the upper floor is the master bathroom with parquet flooring and a view of the garden, three further bedrooms and a dressing room. A staircase leads past another bathroom to the guest floor with two cozy rooms with sloping ceilings and a storage room. Various clever built-in cupboards complete the furnishings.
EXTERIOR
The simple elegance and well thought-out functionality of the beach house are typical of the architectural trends of the early 1930s in Germany. This style is characterized by clear lines, minimalist forms and functional design. The focus was on creating a light and airy ambience, reflected here in the open living space design. The garden is enclosed and hidden from view. The guest terrace creates a private feeling.
OTHER
The roof and façade were completely renovated and newly insulated in 2015. The gas boiler with remote control is from 2018. In the attic there are electrically operated Velux windows including shutters and rain sensor. There is also a utility room and two further cellar rooms.
A garage, a carport and a further parking space offer space for many guests. The house has an alarm system. The property can be accessed via an electric garden gate.
LOCATION
Only about 500 m from the beach, the beach villa is in one of the most sought-after locations. Various supermarkets, stores for daily needs, great restaurants and bars are just a few minutes' walk away. Golf and a tennis club are also in the immediate vicinity. Hamburg can be reached by car in just over an hour.
