INTRO
The building project by architect Sönke Martensen was accompanied by the Bauhaus University Weimar as part of a research project for sustainable building and was awarded the top mark. The task was to build with wood, a material that is as pure and recyclable as possible. It deals with the question of whether sustainable building and living culture can be created under the premise of viewing the building structure as a future raw material store.
Sönke Martensen, the architect:
“The aim of this property was to realize a sculptural structure whose external appearance plays with topography, location and form and which combines a distinct experience of spatial structures, light, climate, material honesty and craftsmanship with a high quality of stay and privacy on the inside.”
Four individual maisonette loft houses combine the skillful interplay of sustainable design, sculptural architecture and a natural location on the Schlei.
Three of the four units are currently for sale.
The exterior work, including the terrain modeling and the creation of the water area as well as the final work on the outer shell, is underway and will be completed by the end of July 2024. The interior fit-out can then take place and the three units can be sold once completed at the end of the year.
INTERIOR
The 3 exclusive units each extend over three levels and, with room heights of up to 7 meters, create an incomparable feeling of living. Due to the unusual and sophisticated architecture, the M2s are calculated in accordance with DIN277. An approach from structural engineering that reflects the sophisticated statics.
The garden level (water level), which stands in the water on two sides, offers direct access from the bedroom to a stylish wooden bridge into the house's own body of water. A living and dining area with plenty of light is to be created on the middle level. The smell of wood and the different axes give the rooms an airy yet private feel. From the top floor and the roof terrace, there is a breathtaking view of the Schlei.
High-quality exposed concrete floors with integrated underfloor heating provide both aesthetics and comfort. The basic installation for electrical and smart home systems has already been completed.
Further interior fittings - including surfaces, sanitary areas, stairs, built-in furniture and kitchens - can be individually designed by the future investor. If interested, detailed planning is available for this and selected contractors are ready and waiting.
EXTERIOR
The structure creates an introverted, sheltered, introverted living landscape with concentrated views, constantly changing perspectives, generous, wide sightlines and intimate spaces behind high glass façades in a fluid four-part structure. The extroverted exterior and the outdoor space become part of the wider, special Schlei landscape.
The façade structure is one of the key aspects from a design and technical point of view. It consists of a multi-part layered structure made of wood, insulation, foil and a rail system with clinker brick slips. The building can be dismantled as a single unit and the idea of the “building as a material store” is implemented very clearly and in a pragmatically simple form.
OTHER
The following points are still to be completed by the investor/developer after handover:
• installation of heat pump system
• sanitary installation from the transfer point in the water floor, incl. pre-wall if necessary
• doors / built-in furniture in the water floor
• final electrical installation (switches / sockets / sub-distribution / main distribution board)
• floor construction on the upper floor incl. underfloor heating (supply lines have already been laid)
• surface finish of the floor and wall surfaces
• 2 staircases per unit
• stairs in the exit area
• creation of terraces (substructure to be completed by the current owner)
• planting of the outdoor area
• there will be 4 covered parking spaces on the property in the future
The real estate transfer tax in Schleswig-Holstein is 6.5%.
LOCATION
The Schlei region is an important local recreation area and is a popular sailing area. The number of visitors to the region is increasing every year and the supply of design-oriented accommodation is low.
The small village of Lidaunis belongs to the municipality of Boren with around 750 inhabitants.
150 kilometers north of Hamburg, this location offers a perfect balance between peace, nature and good accessibility.
It takes 2 hours 40 minutes by train from Hamburg main station to the Boren-Lidaunis stop, just a few minutes' walk from the loft houses. By car via the A7 from Hamburg city center it only takes about 1 hour 45 minutes.
Three marinas, including boat hire, as well as a beach and bathing area are in the immediate vicinity. The nature reserve and the Schlei are directly opposite.
The nearest larger towns are Kappeln (15 min) to the northeast and Schleswig (23 min) to the southwest. The nearest supermarket is 8 minutes away in Süderbrarup.
