INTERIOR
When designing the Bauhaus villa with outdoor pool, the architect duo Juliane Maier and Luis Etchegorry from Studio Pampa placed particular emphasis on a clear reduction to the essentials, without neglecting the comforts of a luxurious lifestyle. Access to the property is via a long natural stone staircase at the side, which elegantly leads past the spacious terrace and ends at the main entrance. On a total of up to 350 square meters, a true oasis of well-being for modern and discerning families with a sense of design and architecture unfolds over two levels.
The open-plan living area on the first floor offers a spacious eat-in kitchen, a dining area, a studio and a direct view of the expansive property - ideal for relaxing hours with family and guests. The Bauhaus style characterizes the open floor plan, which ensures flowing transitions and a spacious and airy atmosphere between the living areas.
The clear design and the soft light that falls through the floor-to-ceiling windows contribute to inner peace and further enhance the residents' quality of life.
A particular highlight of the living area is the "Sunken Living Room". This type of living room, a typical architectural design feature of the 60s and 70s, in which the living area is a few steps lower than the rest of the living level, offers an intimate extra living area that is also separated by the split level. Another architectural highlight of this exceptional property is a fireplace floating from the ceiling, which stylishly creates a cozy atmosphere and cosy warmth on colder days.
In the summer months, the large sun terrace serves as an extended living room and hangout for the whole family with absolute vacation character. An approx. 15-metre-long, luxurious outdoor pool provides refreshing cooling and relaxation. All of the house's lines of sight offer views as far as Frankfurt.
The top floor is a spacious, private retreat with two children's bedrooms, a children's bathroom and a master bedroom with adjoining en-suite bathroom. There are also generous air spaces that run through the house like a gallery and create a transparent, airy atmosphere.
EXTERIOR
With a total area of around 1,100 square meters and a beautiful, mature tree population, the southern plot of Villa Waldfeld looks like a private park. The minimalist architecture of the renowned architectural firm "Studio Pampa" blends into the surrounding nature in a fascinating way.
The structure of the building is characterized by timeless purism: Clear lines, floor-to-ceiling windows and various air spaces within the house structure give the property an extravagantly airy and transparent feel. The entrance area, designed to the rear, underlines the understated character of this new-build project.
Materials such as glass, white plastered concrete, steel and a stylish pent roof characterize the architectural design and set standards for contemporary living. In the basement, a spa area, a fitness area and a wine cellar offer additional luxury and comfort. An underground parking garage for up to 5 cars is also planned.
LOCATION
The Bauhaus villa is situated in one of the most exclusive locations in Bad Soden, nestled in a quiet residential area right on the edge of the forest. The proximity to the Unteres Altenhainer Tal nature reserve is particularly attractive and invites you to take relaxing evening walks with your dog. The picturesque town of Bad Soden is strategically located in the lively Rhine-Main region and can proudly look back on its spa tradition, which is reflected in the magnificent half-timbered houses in the town center as well as the numerous art nouveau villas.
