INTERIOR
This 91 m² old building apartment from the Gründerzeit was recently renovated and is located in the trendy district of Schöneberg. It is located on the 2nd floor, has an east-west orientation and a balcony and offers brightness and sun as well as beautiful views of the avenue trees on the street side and the park-like garden on the courtyard side.
The apartment is divided into three rooms, a separate kitchen plus balcony and a large daylight bathroom with shower and free-standing bathtub.
Classic ambience of Wilhelminian style apartments with 3.18 m high rooms, casement windows with bars per room 1 or 2, historic doors with the old door jambs, double-winged opening to the living room, skirting boards, i.e. a lot of authentic old things, can be found here. This old one has been lovingly renovated.
In contrast to this, the most modern interior architecture and innovative design were used. Starting with the antique pink microcement floor that was applied in all rooms.
In the bathroom, sand-colored, iridescent beige was used as plaster and floor covering. Smooth surfaces determine the appearance, without interruptions caused by tile joints. This allowed the bathroom to merge into one unit. Of course, the free-standing bathtub with a window view of the countryside is special - straight-line top design.
A chestnut-colored kitchen was installed to match the dusky pink floor, with a white countertop and splashback that was also chosen to match the white walls and ceiling. As a result, everything remains very bright and friendly here.
Another colorful highlight is the custom-made wall unit in the bedroom with integrated ceiling spotlights for optimal, artificial lighting.
In the living room, an integrated bench picks up the color and material of the floor and is perfect for presenting objects of individual taste.
Striking colors with lots of white and tones of cool sky blue and dusky pink in combination with dark or sandy brown characterize the appearance and make the apartment something special in terms of design. In addition, there is the contrast between new-modern and historical-traditional. The result is an ambience that ranges from cool, matter-of-fact, to rough, to classy & elegant.
The design concept can be summed up in a nutshell: beautiful living with the courage to try the extraordinary and with great taste.
OTHER
The bathroom is equipped with fittings from Grohe and Vallone as well as Geberit objects. The new fitted kitchen has a microwave and oven at a comfortable standing height and has an induction hob. A basement offers additional storage space.
The house in Zietenstrasse is on a leasehold property and therefore 959.60 euros are to be paid annually to the property owner in accordance with the leasehold contract. These have already been included in the house fee of 343.00 euros.
EXTERIOR
The corner building at Seitenstraße 21 is in a cul-de-sac that leads into a green area. This street is characterized by Wilhelminian style buildings, which are lined up side by side and across from each other. Freshly renovated in restrained beige and white tones, they result in this beautiful overall picture, which is so diverse and varied due to the ornamentation.
The avenue trees do the rest and contribute to the flair of this street and the surrounding area. The front door also radiates this pleasant atmosphere, which also continues inside the building. The stairwell with its wooden staircase and the turned banister rods show that attention was paid to the preservation of historical elements during the renovation. Carefully refurbished, old, traditional craftsmanship is presented in its most beautiful form. The large windows in the stairwell put these elements in the most beautiful light.
In contrast to the metropolitan streetscape that corresponds to the central location, there is a large idyllic garden at the back of the building with sunny areas, comfortable shady benches, fruit trees and a herb garden, which completes the high quality of life at this location - pure feel-good atmosphere!
LOCATION
The micro-location in Winterfeldtkiez is one of the most sought after. It is quiet, almost idyllic and within a short walking distance are highlights such as the weekly market on Winterfeldtplatz, sweets in Winterfeldt Schokoladen, cocktails in the Green Door and of course numerous other cafés, restaurants and shops along lively Goltzstrasse. You can go jogging in the morning in Heinrich-von-Kleist-Park, and for daily shopping you can find an Edeka in 3 minutes' walk or an Alnatura in 4 minutes.
In terms of transport, you are connected via the underground station Nollendorfplatz (3 lines) or numerous bus connections. The main station can be reached in just under 15 minutes and BER is about 30 minutes depending on the traffic situation.
