INTERIOR
This exceptional, loft-like attic can be reached via an elevator. Spread over 155 m² with staggered levels, it offers a very large living/dining/kitchen area, 2 bedrooms, 1 dressing room, 2 bathrooms plus a guest toilet, and a large, partially covered terrace facing south. The hallway with built-in wardrobe is very bright thanks to the conservatory-like, large partially covered terrace. Floor-to-ceiling windows with sliding doors provide transparency and views. Classic standards for guest visits have been implemented here with a guest toilet including connections for a washing machine and dryer.
From here, you enter the extremely spacious living/dining/kitchen area. Here, a built-in cabinet separates the living area from the dining area, which is illuminated by a long row of windows and offers a great view. From the living area, you also have access to the terrace through double doors. The conservatory-like design ensures transparency even inside and allows for views of the greenery through planting.
In the other direction, you enter the bedroom with a master bathroom and dressing facilities. The freestanding bathtub, walk-in shower, and two skylights are stylishly designed, and the daylight makes it enjoyable to do makeup and other cosmetic and hygiene routines here.
The special feature in both areas is the ceiling heights of up to 3.5 meters, made possible by the installation of visible steel beams. A short steel staircase leads to the guest and/or work area, also with its own bathroom including a shower.
Design-wise, everything is designed for brightness and transparency. White ceilings and walls, whitewashed wooden floorboards, bright polished concrete floors, numerous rows of skylights plus glass walls and vertical rows of windows are part of the design. Built-in elements made of natural wood provide a warm contrast. Floor-to-ceiling sliding doors to the master bathroom match the wooden window frames in the composite system. The anthracite-colored steel beams, steel steps, and steel stairs also create striking contrasts. Old, authentic supports, wooden beams, and crossbars form a contrast whose rough character perfectly complements the natural brick walls.
Greige or gray-green dominates the bathrooms. Large mirror walls, white sanitary fixtures, and chrome create tension-filled contrasts versus harmony. Thus, an interesting, sophisticated loft has been created.
ADDITIONAL
The fitted kitchen is equipped with a Miele oven (including pyrolysis and core temperature sensor) as well as an AEG ceramic hob and refrigerator. There are various ceramic sockets, and the Gira E2 flat switch program has also been installed. All bathroom fittings come from Dornbracht's Tara series.
EXTERIOR
The building represents typical Berlin Gründerzeit architecture. Flush with the street, it rises over four stories plus a pitched roof. Symmetrically placed, the entrance is followed by vertical rows of windows according to this principle. A projecting balcony row breaks the regularity. The lateral ends are formed by slightly projecting balconies with closed balustrades or steel railings. Stucco in the parapet areas of the windows or as decoration next to the windows give the building a varied appearance. The beige pastel tone emphasizes the relief structure through the interplay of light and shadow.
The interior of the building also thrives on historicist elements: marble parapets, column-like protrusions with wooden fluting, or cement tiles on the floor create a pleasant feeling through their authenticity. The round arch in the ceiling area also gives the whole a cozy flair. This continues in the staircase with turned baluster rods, the red-painted wooden handrail, and the red staircase tread covering. Here, too, few colors have been tastefully combined to create a beautiful whole. Historically preserved architecture has been lovingly restored here and combined with new elements in a restrained manner - aesthetics of timelessness.
LOCATION
At the Garcia Coffee Bar around the corner, you can get the best Flat White in the neighborhood in the morning. From there, you can continue to the Arminiusmarkthalle, which combines nostalgia and tradition with young ideas and offers a wide range of fresh products and diverse gastronomy and artisanal crafts. Culture can be found at Theater X, and we like to have a last drink at the dimly lit Bar George R. Recreation can be found on the Spree riverbank, about 4 minutes' jog away, and if you want to leave the neighborhood, you are ideally connected via the Turmstraße/Beusselstraße bus stop (about 4 minutes' walk) or the Turmstrasse subway station (about 9 minutes' walk).
