INTERIOR
The historic villa from 1912 was redesigned in 2004 and divided into 7 condominiums, whereby the aristocratic appearance was retained. The maisonette apartment has approx. 252 m² and extends over the garden floor and the upper floor above. An approx. 400 m² garden area also belongs exclusively to this residential unit.
On the two levels there are 3 bedrooms, 2 bathrooms, 2 dressing rooms, 2 storage rooms and a utility room on the garden level, which could easily be converted into a sauna and wellness thanks to the existing connections. On the upper floor above you enter the apartment via a hallway with adjoining cloakroom niche and guest toilet. The large kitchen is also connected, from where you can get to the large, representative living/dining area with an open fireplace and the study. A concisely shaped, large terrace with a wide outside staircase leads to one's own garden, as well as directly from the garden level.
The upper floor offers the special advantages of the old buildings from the turn of the century. Ceiling heights of 3.30 m, doors and door frames that have been preserved historically, new, imitation wood paneling for the radiator niches, size and number of windows, etc. All of this is combined in terms of design: a wooden parquet floor made of oak, laid in a herringbone pattern, and the smoothly plastered walls, which are in all rooms shine in "China Clay" by Little Greene.
The living room, which extends into a kind of veranda through three narrow, high round arches, receives particular attention. Light streams into the premises from all sides, which also applies to the work area with its two floor-to-ceiling double-leaf doors. In summer, this area can be expanded into a spacious terrace.
All fixtures were stylistically recreated in the spirit of historicism. Sinks, fittings, tiles, fireplace, etc. exude the charm of this era and create a connection between old and new. In some cases, intensive colors in the parapet areas, partly as wooden borders, set visual accents.
The garden floor with room heights of 2.00 m - 2.50 m is designed as a private sleeping area with bathrooms. The floor-to-ceiling windows, the proportions of which are adapted to the windows above, provide plenty of light and direct exits to the garden. Strong steel blue (Farrow & Ball "De Nimes"), soft pastel green (also Farrow & Ball, here "Chromatry") with stucco transitions to the white ceilings ensure a livelier and more modern impression.
The oak plank floor with its underfloor heating provides warmth. Here, too, the fittings are almost playful with their profiling, as are the nostalgic fittings. Radiant white tiles provide plenty of light, as do the built-in ceiling spotlights.
All in all, an apartment for lovers of old buildings and people who want to live in the countryside, but still want to be ideally connected to urban Berlin. Perfectly renovated with a focus on an ambience that puts the design features of historicism in the limelight and complements them with restraint.
EXTERIOR
The villa in Wagnerviertel in Nikolassee is a typical example of bourgeois upper-class living around the turn of the century around 1900. The street with avenue trees on two-sided lawn strips, cobblestones on the road, mosaic paving on the sidewalk, etc. make up the special charm of this residential area. The enclosures and the huge gardens with their old, tall trees also shape the character of this residential area so significantly. Classy to this day. The villa is also reminiscent of the building culture of yesteryear. Structure, shape of the roof, window proportions, mullioned windows, stucco, etc. have references to the building history, here unmistakably to classicism. Such beautiful living in the countryside has been preserved to this day and in the immediate vicinity of Nikolassee and the large Wannsee.
LOCATION
Stately city villas, large old trees, small dreamy shops and lots of greenery - that's Nikolassee. Elegant, historic villas meander along the slopes of the Rehwiese and convey an almost sophisticated, paradisiacal impression. The Linzer torte at Café Tayas is similarly sumptuous. Those who like to sit by the water are in good hands at Café Max in the Liebermann-Villa or at Bootshaus Bolle. There are plenty of sports on offer: tennis club Grün-Weiss, hockey club, various boat clubs, surfing, swimming and more.
For everyday shopping one has Edeka, Lidl & co within walking distance. The educational offer is secured by the Dreilinden-Gymnasium, the Sancta-Maria school and various day-care centers. You are ideally connected via the Wannsee S-Bahn station (approx. 8 minutes' walk), or via the A115 (Ku'damm approx. 15 minutes). This means that you can reach Savignyplatz in Charlottenburg in 19 minutes and the Friedrichstrasse S-Bahn station in 22 minutes. In other words, a perfect pendulum position.
