Grand potential: Charming 1930s villa with coach house and garage on a plot of around 750 m²
INTERIOR
This villa offers 250 m² (plus approx. 100 m² usable space) of living space spread across a raised ground floor, first and second floors. It also features an undeveloped attic, two basement rooms with windows, and a crawl space. A coach house is also part of the building complex.
Currently, the building comprises three apartments, one on each floor, varying in size from 51 m² (approx. 549 sq ft) to 97 m² (approx. 1,044 sq ft) and up to 100 m² (approx. 1,076 sq ft). The layout largely retains its original design, as no major modifications have been made; it includes 8 similarly sized rooms distributed across the three floors, plus a kitchen and a bathroom on each.
The ceiling heights contribute to the property's beautiful proportions. Wooden floors on the raised ground floor and first floor add a warm atmosphere to the rooms. On the first floor, the character of a winter garden is hinted at by the grouping of three sliding windows, a side window, and a large multi-paneled patio door leading to a spacious balcony, offering abundant light and sunshine thanks to the triple-sided glass.
In the entrance area and the staircase, one can experience the originally planned interior design. The multicolored terrazzo flooring with an ornamental star stands out, preserved in perfect condition. The staircase's railing and the steps of the wooden stairs are also original, making it easy to revitalize the initial state with its loving details.
This is a property awaiting a connoisseur of such architecture, who is passionate about preserving the old while appropriately adding new elements. The exterior is in perfect agreement, and the interior impresses with old room proportions, beautiful window openings, and mullioned windows. It's delightful to plan new living comfort for one or two families (multi-generational home) alike.
ADDTIONAL INFORMATION
The mezzanine floor is currently leased at a net monthly rent of €833.00 (moving in planning), while the first and second floors are vacant.
EXTERIOR
This city villa in Lichtenrade was designed in 1933 by architect Hans Bewersdorf under the supervision of the developer Kurt Brandhold. It sits on a 748 sqm (approx. 8,051 sq ft) lot, lined with trees.
The building stands out for the authenticity of its condition, especially the building envelope. The structure, hipped roof, dormers, window formats, muntins, entrance door, etc., remain as originally planned in 1933. The red brick elements used as friezes, pillars, bases, or window frames are still in perfect condition today.
The main entrance facade, facing west, projects forward in a risalit manner, plus an entrance cover with staircase and a volute-like curved steel railing. The old sliding windows on the first floor and the likewise old, intricately divided window to the staircase are highlights.
The building belongs to the Reform Architecture movement of the first half of the 20th century. A strict design language was combined with partly bold structures and inclined roofs plus significant eaves. The state of preservation has maintained the charm of the era. Colors, materials, the old windows, and doors also represent this architectural tradition.
With gentle modifications, the building could be restored to its original state while complying with current energy standards (box windows, internal insulation, heating system, etc.). The coach house with integrated garage offers space for a studio or workshop.
This property holds much potential for lovers of architecture that radiates comfort and coziness. It literally offers a roof over one's head and a garden that, with its tall firs, perennials, and other shrubs, creates a sense of seclusion. The large lawn awaits gardening enthusiasts eager for vegetable gardens, flowering or grass gardens, and other landscaping trends, especially since the transition to the street's green strip is seamless.
