INTERIOR
After an extensive renovation along with floor plan changes this "Altbau" became a residential highlight. Each corner was cleverly thought-through and has been designed to be functional as well as aesthetically pleasing.

The matt white, high-quality fitted kitchen with back wall color in deep blue is the central point of the apartment and already sets a visual statement when entering. The customized kitchen offers a Bosch dishwasher, an oven with ceramic hob from Siemens, a refrigerator (also Bosch) and many storage spaces. The workbench goes over into a bar area where you can have a breakfast for two. Following is the living room, with fantastically reclaimed stucco ornaments, high ceilings of about 3.2 m and two generous windows (to the northeast) with handcrafted real wood fixtures. The sofa corner is completed with a small work area.

A smart walk-through bathroom leads to the bedroom. The bathroom is another design highlight. The white Corian washbasin by Catalano Ceramica Italy has been accented with black Grohe fittings. This black and white interplay is continued in the shower where dark bath elements meet bright walls. Another eye-catcher is the sliding door wall made entirely of frosted glass, which leads from the bathroom into the bedroom. The bedroom looks like a sophisticated hotel room with customized bed, fitted wardrobes with niches as well as equipped with a lighting system.

The sliding door to the bathroom gives on one hand privacy in the bedroom and on the other hand separates the wet area from the shower and sink, as well as the washing machine which is integrated in a closet.

The entire apartment was equipped with high quality parquet flooring by the Swiss company Bauwerk. The apartment also comes with a basement room.

The apartment is only sold including the complete interior. Highlights include the lighting by Flos, the sofa by habitat, the bar chairs and the work chair by Hay and two TVs by Philips. Fitted kitchen, furniture and accessories have a value of 16,000 euros according to the inventory list. That means the total selling price is 297,000 euros. For tax reasons, however, the purchase price should be split up.

EXTERIOR
The building from 1883 has been extensively renovated in recent years. Among other things, the facade, the roof and the basement were insulated. In addition, the façade was repaired. More than 500,000 euros have been invested in the property.

LOCATION
Even outside Berlin, the Graefekiez is nowadays a famous area. Breakfast at "Le Bon", dinner at "Herz und Niere" and a nightcap at "Geist im Glas" and located around the corner. Anyone who would like to leave the neighborhood can fall into the M41right from the doorstep or take a 6-minute walk to the subway on Schönleinstrasse. You can shop in the immediate vicinity at Edeka in Dieffenbachstrasse, at Netto on the diagonally opposite or at Bio Company on Kottbusser Damm. The canals are within walking distance and in a few minutes you are on Maybachufer or Paul-Lincke-Ufer. The Zickenplatz in the immediate vicinity offers you even more nature.
