INTERIOR
This opulent apartment in an old building represents the ideas of stately living in the middle of the big city at the beginning of the 20th century, which are still valid today. 164 m² are spread over 6 rooms plus a kitchen, master bathroom and two separate toilets.

The former supplier entrance with additional stone stairs was retained and is currently used as a second escape route. The location on the 4th floor with north-west / south-east orientation in combination with the numerous and very large window openings makes the apartment so bright and sunny and therefore so attractive.

The great thing about the apartment is that it has remained so authentic. Five rooms of almost the same size, which are accessed from a wide, representative hallway. Between the rooms, typical connecting doors with two leaves or as a sliding door with original colored lead glazing, historically preserved door frames, door leaves, skirting boards, cast iron radiators, wooden panels as high as the parapet or wall and, of course, stucco ceilings, to name just a few. The box windows have also been preserved in their design and have been restored up to and including the brass handle. In this way, the design rhythm was retained in the window structure, which is particularly visible from the outside. The door to the large balcony illustrates these design considerations, which were also consciously preserved during the sensitive renovation. The wall surfaces are smoothly plastered and shine in light white and pale blue-gray. Wooden floorboards or herringbone parquet, in all rooms in a natural wood tone, create a warm atmosphere.

The bathroom and toilets have been completely renewed and brought up to date with the latest technology. In the Farrow & Ball-style toilets, residents can expect chic wallpaper - coordinated with the aubergine color in the bedroom - and pleasant underfloor heating. The kitchen with its historical tiles in the style of Delft tiles with motifs from the North Sea and Baltic Sea and old cement tiles with blue diamond ornament round off the authentic condition of this apartment. The petrol-colored fitted kitchen matches the color of the tiles and offers plenty of space for large-scale cooking.

Here, one can perfectly experience the quality of Wilhelminian style apartments. Great room proportions, flexible use, materials that are still very popular today, elaborate craftsmanship down to the last detail. Simply outstandingly functional and creative, because it is almost neutral and therefore so adaptable to the needs of its residents and has been for over 100 years. Architecture whose quality is still convincing today because it has proven itself for so many decades.

EXTERIOR
The restraint of the neoclassical facade from 1912 corresponds to the design features of this style. Order and structure should be recognizable and readable on the facade. This also included symmetry. The multi-storey bay window with attached balcony is typical and marks the center of the building. Rhythmically arranged windows continue the sequence on the right and left. Stucco was hardly used in Neoclassicism, here only as a relief structure on the bay window, which additionally emphasizes the vertical orientation of the building.

The entrance is clearly highlighted by a large door. After this almost humble first impression, one experiences an aha moment when entering the house. Here, we are greeted by an entrance hall with dark wooden panels, which is decorated with loving details such as polished mirror glass, capitals and friezes. The highlight, however, is the historic elevator. Frames made of iron, a mixture of Art Nouveau and industrial forms, reflect the openness to new techniques in historicizing garb - a sensation in its state of preservation. Here you can experience building history up close. In keeping with the spirit of that time, neoclassicism was combined with the still young Art Nouveau and combined with new industrial products. Tradition and innovation!

LOCATION
Stülpnagelstrasse is located in the westernmost district of Charlottenburg, the neighbourhood "Witzleben". Here old Charlottenburg bourgeoisie connects with creative artists and relaxed (new) Berliners. The culinary variety is no less exciting at lunchtime than in the evenings: modern Italian cuisine at Bruderherz, original Vietnamese cuisine at Kim's Ha or Luxembourgish delicacies at De Maufel. There are many small interior shops like Lilo Berlin or Berlinerzimmer. Oh yes, and in the Suarezstraße you will find the Creme de la Creme Berlin antique shops; Thirty exciting dealers have joined forces here, so the street is popularly referred to as the "antique street".

Water and green are also in the immediate vicinity, because Lietzensee is only a 6 minute walk away. Here, one can relax wonderfully during the warmer months and the boathouse Stella beckons the neighborhood residents with its sun terrace. Or one can picnic or read book in the meadow. For children there is of course a varied playground in the park with movement guarantee.

From Stülpnagelstrasse one is directly on the city highway and can ideally reach Berlin and its surroundings. The underground station Kaiserdamm is almost on the doorstep and the S-Bahn station Messe Nord / ICC is just a 5-minute walk away and the main station can be reached in around 25 minutes. BER can also be reached in just 25 minutes.

OTHER
According to the declaration of division, it is possible to add a balcony towards the courtyard by the kitchen. Thanks to the current attic expansion, this can be implemented relatively quickly. The costs for this will probably amount to around 850-950 euros per m² (according to a letter from a co-owner).

A very spacious cellar with a size of approx. 20 square meters belongs to the apartment. The complete heating renovation as well as the renewal of the electrical system in the house, the installation of intercom systems with video and new cabling for faster internet via cable are currently being implemented. In addition, the top floor is currently being expanded.

The house was split up into condominiums only a few years ago, so you will meet a young community of owners here who know and appreciate each other personally.

Parking spaces in the immediate vicinity are often offered for rent.
