INTERIOR
This stylishly modernized period apartment blends classic architectural charm with refined contemporary design. With ceilings soaring to approximately 3.40 meters and a smartly zoned layout, the space is divided into two well-proportioned wings, facing east and west to capture natural light throughout the day.
At the heart of the home is the open-plan living, dining, and kitchen area. The custom, handleless kitchen by MYKILOS features a striking Corian countertop in “Deep Night Sky,” with brass-toned recessed grips adding subtle elegance. Clean lines and carefully selected materials reflect the apartment’s Scandinavian-inspired aesthetic. Large windows and a fully glazed balcony door bathe the space in natural light and create a seamless flow between indoors and out.
Adjoining the living space, a study or second bedroom offers a cozy retreat with a newly installed, large-format fireplace. The west-facing balcony invites evening relaxation with leafy views and sunset light.
The private wing is accessed via the central hallway, leading to a serene bedroom with walk-in closet and a thoughtfully designed bathroom. Three rooms are connected by bespoke light-wood sliding doors that save space, bring warmth, and create fluid transitions.
The bathroom combines classic white square wall tiles with handcrafted character and a dark natural stone floor from Steinzeit. Black fixtures from Valvex and ceramics from Duravit add elegant contrasts. High-quality tubular radiators by Arbonia provide comfortable warmth throughout the apartment. Black Busch-Jaeger Future Linear switches, original paneled doors, and finely restored stucco ceilings contribute to the apartment’s refined character. White-glazed floorboards lend a bright, natural finish.
Modern conveniences include an independent Wolf gas boiler, discreet washing machine hookup in the hallway, and a spacious, dry basement room for storage. Optional furnishings and lighting, curated to complement the interior concept, may be retained.
EXTERIOR
The building's facade is a study in understated elegance. A clean, structured plaster finish in warm ochre tones is paired with symmetrically arranged white-framed windows, some still in their original form, typical of Berlin's Wilhelminian-era architecture.
Balconies are arranged in three vertical axes, providing both architectural rhythm and private outdoor space. Mature trees line the street, creating a natural buffer and a pleasant microclimate.
The entrance exudes timeless character. The hallway has been carefully restored with diagonally laid stoneware tiles in soft grey and anthracite tones, creating a subtle geometric pattern. Half-height green wall tiles nod to the building's historic context. Fine stucco moldings and a double-leaf entrance door made of dark wood with frosted glass panels add to the sense of quality and tradition.
LOCATION
Set among tree-lined streets and historic facades, Richardkiez offers a calm yet distinctive neighborhood atmosphere. Around the heritage-protected Richardplatz, once the center of the old village of Rixdorf, artisan courtyards, restored blacksmith shops, and classic buildings meet a lively, close-knit local scene.
Culinary highlights include Hallmann & Klee, known for its ingredient-led fine dining, and the minimalist café Sfera, offering excellent coffee, sourdough bread, and pared-down aesthetics. The area combines architectural character with a relaxed, unpretentious vibe.
Despite its quiet setting, the location is well connected. The M41 bus or the S-Bahn from Sonnenallee reaches Berlin Central Station in about 30 minutes, and BER Airport in around 25. The A100 city motorway is also just a few minutes away.
