INTERIOR
The floor plan is primarily intended for exhibition or retail purposes as the rooms are arranged from the window front by the street all the way to the courtyard. Starting at the street, there are three main areas. These showrooms are separated by walls with doorways allowing passage between them. Showroom 1 has a direct entrance from Marburger Strasse.
Towards the inner yard, there is a second entrance, which opens from outside into a small hallway that connects to the other areas. Adjacent to this entrance is a utility section comprising a kitchen, two restroom facilities with black marble mosaic tiles, and a coat/wardrobe area. This kitchen is bright and minimalist, with white cabinetry and a sleek stainless steel countertop that includes a built-in sink and cooktop. A large, multi-pane window with security bars allows plenty of natural light, and a white radiator below adds warmth. The floor is a smooth concrete, enhancing the kitchen's clean, industrial style.
The rooms toward the yard are spacious (with 3 m high ceilings) and minimalist, with white walls and polished light concrete floors (with underfloor heating) that create an open, airy feel. Decorative molding lines the ceiling edges, adding a subtle, classic touch to the otherwise modern space. Large windows on the right fill the rooms with natural light.
The space towards the street also embodies pure minimalist elegance, with soft natural light flooding through the large window. Every element here speaks to a refined simplicity, offering a blank slate brimming with possibilities.
Altogether, this layout is well-suited for a showroom or retail space, with distinct display areas and separate office space in the back.
EXTERIOR
The building at Marburger Strasse 3 is one of the few representative commercial and residential buildings in Charlottenburg that survived the war without damage. It was built in 1897 and its facade stands as a testament to grandeur and meticulous craftsmanship, a symphony of symmetry and ornamentation. At its heart lies a grand central entrance, flanked by a harmonious arrangement of stately windows that rise floor by floor in elegant procession. Each story is richly adorned with intricate carvings and flourishes, most notably a balcony graced by a finely wrought iron railing and supported by decorative pillars on the second floor—a touch of regal sophistication.
The arched windows, crowned with delicate moldings, create a rhythmic elegance across the facade, framing the soft yellow glow from within that bathes the building in an inviting warmth as evening falls. The exterior is painted a gentle, timeless white, an impeccable choice that accentuates every architectural detail with reverence, allowing the intricate embellishments to shine. Immaculately maintained, the facade radiates refinement and suggests an unwavering dedication to preservation and excellence, a building that both respects its storied past and invites admiration from all who pass by.
LOCATION
Marburger Strasse is a charming street in Charlottenburg, very close to Ku'damm. Known for its mix of historic and modern architecture, the street is lined with elegant pre-war buildings, boutique shops, and cafes that exude a sophisticated vibe. Its central location provides easy access to iconic attractions like the Kaiser Wilhelm Memorial Church, the Berlin Zoo, and KaDeWe, Europe’s largest department store.
Public transport is easily accessible, with several bus stops and the nearby tube stations "Kurfürstendamm" and "Augsburger Straße."
