INTERIOR
The building ensemble dates back to 1885 and is located in the former western part of Berlin Mitte. The apartment is on the mezzanine floor of the transverse building, facing the quiet, leafy inner courtyard. The orientation goes to the southwest or northwest. This orientation ensures sun and light all day.
The 89 m² are spread over an open living room with stairs to the kitchen and dining area, bedroom, study or children's room as well as utility room plus bathroom and guest toilet.
This generous amount of space is equally suitable for couples and small families. The classic elements of historicist apartments can be experienced here. High ceilings with 3.20 m, large windows, some individually or as a group of two, solid wood doors profiled like cassettes, mostly natural, create this typical old building feeling. The layout of the apartment is simply beautiful and offers well proportioned rooms.
What is special is the height jump between the kitchen and living room. This so-called split level with a large opening is what makes the apartment so interesting and gives it that special touch. This also creates a visual connection between living, cooking and eating.
The uniform herringbone parquet floor creates a coherent look between all rooms. The steps, made of solid wood, and the door leaves and door frames, also made of natural solid wood, also match. Smoothly plastered walls in delicate blue-gray or white, white ceilings with stucco create a transition between wall and ceiling functioning as beautiful details that give the apartment a varied appearance overall. Contrasting colored wall openings between the rooms support this careful design down to the last detail.
The bathroom, tiled in white with a bathtub and integrated rain shower, is very modern and contemporary. The highlight here is a toilet with a bidet function.
The special thing about this apartment is the beautiful room proportions, the slight glow through pastel colors or white and of course the split-level space. The location facing the inner courtyard makes living here quiet and undisturbed, whilst leaving some views onto surrounding brick wall structures that remind you that you are in the old buildings of a historic quarter.
Living in a lovely ambience in the surroundings of former craftsmen or industrial areas, converted into extremely attractive residential buildings. Living here gives you that authentic Berlin feeling, as you would imagine it.

Further highlights are: insulating glass windows (plastic) with triple glazing and electric shutters in front of all windows, LAN cabling throughout the apartment, gas heating (Wolf) with radiators, electric underfloor heating in the bathroom with fittings from Grohe and Camarque as well as ceramics from Grohe , large designer wardrobe in the master bedroom, after consultation with the neighbors, part of the garden / courtyard can be used for sunbathing, BBQ, etc. A cellar compartment offers additional storage space.
EXTERIOR
The building on Lützowstrasse, consists of front-, side- and courtyard building all of which display typical features of historical building ensembles. Within, a quiet inner city oasis has been created car-free and through greenery. The facades facing the street and the courtyards have the distinctive insignia of this architecture, namely high windows divided by bars, lined up next to and one above the other. There is also stucco, especially on the street side, kept in a subdued beige, so that the focus stays on the form language of the stucco. The large, arched door indicates the building was once in commercial and craft use, whilst today it is completely glazed in the upper arch segment.
Subdued colors in white-gray and dark blue-gray, together with the historical industrial shape of the spherical lamps result in the charm of this functional entrance, originally designed as a passage. Perfectly renovated, it creates a nice transition, still reminding of its original use.
The alley character in front of the front door with trees on both sides of the street shows that living and working in the city used to be a beautifully designed environment. This also includes parks such as those that are located along the Landwehr Canal.
LOCATION
We are only a few steps from the pulsating Potsdamer Strasse with culinary highlights such as the Panama, high fashion stores such as Murkudis and galleries such as the Nome Gallery. The Neue Nationalgalerie, the Kulturforum and the Berliner Philharmoniker are also within walking distance. If you want to relax, take a walk to the Lützowufer or the Park am Kalsbad.
If you want to get out, you can either jump into one of the many CarSharing cars, into the subway from Kurfürstenstraße (6 minutes' walk) or have a number of bus connections from the Lützowufer right around the corner.
