INTERIOR
This bright, newly renovated turn-of-the-century apartment is located in Wilmersdorf, right on the border to Schöneberg. On the 3rd floor, facing the green inner courtyard, it has the classic features that lovers of old buildings appreciate, as well as an extremely functional floor plan.
Upon entering the apartment, the well-proportioned kitchen is immediately to the left, which makes a smart impression with its poured, light-colored concrete floor. This is followed by the daylight bathroom and the first bedroom with its classic herringbone parquet. At the end of the hallway you reach the living room and the second bedroom behind it, which is ideal as a guest room/study or children's room. The two merging rooms create the generosity typical of the old building, which is underlined by the room height of approx. 3.20 m. The floors here, as well as in the hallway, are covered with stripped wooden floorboards.
The windows correspond to the originally existing double box windows with their lattice division in their appearance, but were completely replaced by insulating glass windows, in the living room floor-to-ceiling with access to the balcony. The doors and wall openings with the old door jambs and coffered door leaves are original.
All walls were newly plastered and smoothed and given the color "Hommage to Berlin" from Caparol Icons. The floor in the kitchen was given a similar color with NCS S 1502-Y50R. The ceilings stayed white. Soft colors and color nuances, finely tuned, especially to the wooden floor, characterize the overall appearance and create a unique harmony.
The daylight bathroom is currently open to the first bedroom, is equipped with a bathtub and the walls are covered with tasteful greige mosaic tiles.
Restrained design with a keen sense for found forms and materials, which have been staged in a new way with beautiful color combinations. In addition, a few special design objects that stand for exceptional taste: an example of more beautiful living with a focus on the essentials.
OTHER
The minimum rental period is 2 years, maximum rental period 5 years. For the minimum rental period (2 years), the net rent remains the same and is staggered annually at 6% from the 3rd year onwards.
EXTERIOR
The building from 1911 is typical Wilhelminian architecture with a front building and garden house with a well-kept, green inner courtyard. The style of the architecture is typically neoclassical - linear, geometric, clear. Window formats with the rung structure and arrangement, bay windows and the triangular gable as the roof end correspond to this design language. Symmetry and order are also clearly recognizable. There is only decorative stucco on the bay window to optically enhance the zone between the windows. The entrance portal is also visually emphasized by its own roof.
Perfectly renovated, the building blends harmoniously into the surrounding old buildings, enhanced by the avenue trees on both sides of the street. The small strip in the front garden is also part of the well-groomed appearance, which can of course also be found in the entrance: a vaulted ceiling, historical ball lights, pedestal with square wooden banister rods and classic floor ceramics were used here. The gray walls provide brightness. Cleanliness and sophistication can thus be experienced.
LOCATION
The Bavarian Quarter (called the Bayerische Viertel in German) is one of the most desirable residential areas on the border between Wilmersdorf and Schöneberg. It was built and laid out between 1900 and 1914 with elegant apartment buildings in the southern German Renaissance style, neat front gardens, small decorative squares and even its own subway station. The bourgeoisie was impressed and artists, lawyers and intellectuals quickly settled in the perfectly developed and green district.
It still exudes this charm today and offers perfect quality of life in a big city. Added to this are cafés such as 60 Grad (delicious Egg Benedicts!), small shops such as Ariston with lots of delicious Greek products or the Bieberbau for culinary highlights. Shopping for daily needs can be conveniently done in Edeka Stepaniak or in Nahkauf Oelmann.
You are ideally connected via the underground lines U4 and U7 from Bayerischer Platz, which is a 4-minute walk away. Innsbrucker Platz can be reached in around 15 minutes and from here you can take the S-Bahn, U-Bahn and various bus lines. The long-distance train station Südkreuz is only about 7 minutes away by car and the BER can be reached in about 25 minutes by car.
