INTERIOR
This exceptionally characterful apartment offers the ambitious loft lover a huge living room with an open kitchen (see visualization) and exposure from two directions, while at the same time taking into account the need for privacy in the two extremely cozy bedrooms. The planning of the apartment was carried out in meticulous coordination between the passionate architect and the equally creative builder. As a musician, it was important for him to have particularly good sound insulation from the lower floor, which was implemented accordingly.
The heart of the apartment is the open living room, which is even more spacious thanks to its continuous high steel glass front with the two south-facing terraces in front. The industrial-looking radiators underline the loft-like character, while the oiled honey-colored oak parquet has a pleasantly warming effect.
When planning this apartment, every square meter was considered with the aim of optimal use of space. A small hallway leads to the bedroom, which has a dressing area and offers a particularly high level of well-being thanks to the deep window with the wide windowsill and access to the small terrace, as well as the spacious bathroom with tub and shower, which of course has a large skylight exposed and ventilated. The small, street-facing guest/study room is directly adjacent to the living area. The use of space in the apartment is perfected by storage space above the bedroom and the possibility of using the area above the top of the stairwell, from where you have a wide view of the television tower, for reading and chilling out or as a guest sleeping area.
The entire loft is in a very well-maintained condition ready-to-move-in; the buyer only needs to add a fitted kitchen.
EXTERIOR
Kremmer Straße runs parallel to Bernauer Straße with today's Mauerpark, which is reminiscent of the course of the Berlin Wall in this district. The area is characterized by Wilhelminian style buildings, all of which have now been renovated. Various, sophisticated, small new buildings were built towards Mauerpark.
The penthouse apartment on the historic building on Kremmer Straße was built in 1998. From the outside, you can recognize the roof structure on the street side by the clearly visible, gray cube. It signals the self-confident approach of the new to the old - striking, powerful, but without dominating the historical part. On the contrary: the historic facade with the magnificent stucco, friezes, balustrades, decorative gables, etc. shines again in all its splendor after the renovation. The reserved creamy white in this section of the building goes perfectly with the steel blue. This contrast between old and new, colorful and achromatic colors (blue and white), plastered and boarded surfaces is exciting.
Inside you can also experience the well-kept, cultivated historicism. Cement tiles, ornamented wooden cladding, the casket-like entrance door with glazing, original stairs with turned balusters, wooden steps with sisal runners are a reminder of the original, beautiful appearance in their authenticity. Brown, gray-green tones and pastel yellow immerse the variety of shapes in a harmonious color ambience. The transition from the historic to the hyper-modern loft roof extension, which only reveals its size and splendor towards the courtyard, is exciting.
An impressive solution for exclusive living above the roofs of Berlin in the loving ambience of a typical Berlin old building district, of course with the typical avenue trees. Central, quiet, steeped in history combined with sophisticated modernism. Something for people who appreciate this unique blend.
LOCATION
Kremmener Straße is located between the hotspots Kastanienallee, Oderberger Straße and Mauerpark. The mix of neighborhood life, cool gastronomy (Flat White at Bonanza Coffee Heroes or culinary delicacies at HeimlichTreu), creative shops and extensive green spaces can be experienced directly here. At the same time, the street itself is very quiet and characterized by the tall trees and the charming Wilhelminian style buildings.
