INTERIOR
This cozy apartment in a typical old building from the Wilhelminian era offers a large living room combined with a sleeping area, a separate kitchen with dining area and door to the south-facing balcony, a bathroom with large shower and a small utility room.
In addition, the preservation of the historical elements is particularly important, including the room height of 3.25 m, which has created the beautiful room proportions. High and wide mullioned windows, the old panelled doors with historic door frames and, of course, the oak floorboards are also important here. The highlight is the strongly profiled entrance door to the apartment. The ceiling stucco also makes a decisive contribution to the feel-good ambience that is so characteristic of Wilhelminian-style apartments.
The lovingly renovated old elements were supplemented with sophisticated new elements as part of the refurbishment. The rain shower, the white designer sanitaryware, the panoramic mirror and the large tiles in modern greige embody the technical and design innovation, as do the radiators and the kitchen unit with its white fronts. The white plastered walls conceal new electrics, new heating pipes and new hot and cold water pipes; living in old walls with the latest technology.
The reduced color concept of white, greige, olive green and the brown tone of the natural wood forms a beautiful, almost neutral background for your own furnishings. The location on the 1st floor in the front building facing south makes the apartment bright and sunny.
With the covered south-facing balcony, you can enjoy this almost all year round. The integrated flower boxes and the canopy of avenue trees add a green flair to the whole.
The tasteful combination of old and new has created a great feel-good oasis.
EXTERIOR
The impressive corner building dates from 1890 and is part of the old building stock in this quarter that has remained unchanged. The 5-storey building with a side wing includes a green inner courtyard. This Gründerzeit architecture has the typical elements.
Symmetrical facade with risalit-like building projections in front, balconies on both sides, closed balcony parapets with integrated holders for flower boxes, balconies set back in the facade, to name just a few. At the top, the building ends with an imposing gabled and mansard roof. Standing lattice windows are lined up above and next to each other. The piano nobile is given special emphasis by a double-divided arched window.
A beautifully designed entrance door leads into the interior of the building. The entrance area comes up with original tiles in blue-green and a contrasting stripe with relief-like structured tiles. From there you reach a very spacious staircase, wide and with richly decorated railings. The railing post and handrail are also really special.
Everything has been perfectly renovated so that this interior design shines again in its originally planned glory. The windows in the stairwell with their filigree glazing bars also provide brightness and harmoniously complete the overall aesthetics. Outstanding design, Gründerzeit architecture in its most beautiful form.
LOCATION
The corner building is located on Kienitzer Strasse and on Schillerpromenade/ Herrfurthplatz, i.e. in the middle of the popular Schillerkiez. It is nestled between the busy Hermannstraße and the spacious Tempelhofer Feld. In recent years, the Kiez has developed into one of the most sought-after places in the city and regularly tops the list of Berlin's most sought-after districts. Why? There is the small Schillermarkt at the foot of the Genezareth Church, which exudes an almost village flair. More and more culinary highlights are settling here, such as Mama Kalo, Barra or Caligari. You get the tastiest espresso at Terz and you should definitely go to Neulich for a nightcap.
If you ever want to get away, you can either take the subway from Leinestrasse (about 6 minutes' walk) or the S-Bahn from Hermannstrasse (12 minutes' walk). The BER can be reached in about 25 minutes and the main station in about 20 minutes.
