INTERIOR
Two years ago, this classic Berlin apartment in an old building was carefully restored by TAKK Studio in collaboration with the current owners and now presents itself in a contemporary room layout and more beautiful than ever. Behind the entrance door is the hallway, lit from both sides, from which the three rooms connected by double doors lie to the right, forming a truly impressive living area. However, each of the three rooms also has its own function: the first is particularly suitable as a guest room or study. The middle room, with its charming bay window, forms the heart of the living area, through which you enter the largest room in the apartment, into which the open designer kitchen has been integrated, which functions as a dining room and provides access to the well-designed balcony. All three rooms offer a view of the trees and are illuminated by the afternoon sun.
The bedroom facing the quiet courtyard with morning sun also offers a green view, here into the tree-lined courtyard. A barely perceptible door integrated into the bespoke built-in wardrobe leads directly into the adjoining en-suite bathroom, which presents itself as a very bright room with understated elegance and exclusive fittings. The guest bathroom forms a design contrast to this, which is also daylit, elegant and minimalist, but in timeless gray and black. Both bathrooms also have underfloor heating, which can also be controlled via the smart home system.
Thanks to the new floor structure, the oak parquet flooring could be laid throughout the entire apartment without any thresholds, which visually emphasizes the elegance and spaciousness. Also worth mentioning are the exposed stucco ceilings with their delicate depictions of flora and fauna.
EXTERIOR
The building at Herderstrasse 11 is classic Wilhelminian style architecture from 1908. The 4-storey quasi-corner building in Herderstrasse has the typical design features of this architectural epoch: perforated façade, large, high two- or three-light mullioned windows, large balconies that barely protrude and are predominantly covered by a recess. The building fits harmoniously into the street in terms of its height, width and overall design. The corner situation is attractive due to the widening towards the adjoining garden. The avenue trees also contribute to the beautiful ambience here. The interior is reminiscent of classic historicism. A high entrance hall creates an attractive spatial experience right from the start. The wooden staircase with balustrade-like balusters, the profiled handrail, the decorative wooden profiles on the underside of the stairs and, finally, the filigree profiled metal windows all add up to the typical appearance of historicist stairwells. The colour scheme is also restrained and thus emphasizes the design language: delicate ivory white and a brown tone resulting from the natural wood. All in an extremely neat and clean condition, which is so essential for living culture.
The interplay of all these components makes this type of architecture so popular and creates a beautiful and pleasant ambience. The great room proportions, the natural materials, the traditional flair and the street-side development result in this homogeneous ensemble, which also defines the typical neighborhood character of Charlottenburg. A house, a street, a place where you immediately feel at home because it stands for identity.

Herderstraße is a quiet, tree-lined one-way street in the heart of Charlottenburg and offers its residents a high quality of life thanks to the extremely diverse character of its surroundings. Via the chic Schlüterstraße it is just a 10 minutes stroll to Kurfürstendamm with its designer boutiques and sophisticated flair.with its designer boutiques and sophisticated flair. Savignyplatz, just 8 minutes away, has traditionally been a meeting place for actors and the intellectual scene thanks to its location between the Theater des Westens, Renaissance-Theater, Schiller-Theater and the Deutsche Oper and surrounded by many cinemas. The bar-restaurants Paris Bar and Schwarzes Café in Kantstraße and the Lubitsch in Bleibtreustraße are just a few examples of an established gastronomy scene that has lasted for decades and continues to enjoy great popularity.
