INTERIOR
This elegantly renovated period apartment with two balconies offers a spacious and sophisticated layout, combining modern comfort with classic charm. Upon entering, a long hallway provides access to all rooms, ensuring a practical and well-structured flow. The open-plan living, dining, and kitchen area, designed for contemporary living, is positioned at the front right corner, benefiting from multiple windows in two directions that flood the space with natural light. This inviting area seamlessly extends onto the corner balcony, offering a private outdoor retreat with lovely views.
The apartment features three well-proportioned bedrooms. The master bedroom offers plenty of space, including the option of a built-in wardrobe, while the second large bedroom is centrally located and offers access to another balcony.
The stylish bathroom is finished with large-format beige tiles and features an elegant sink set atop a custom-made wooden vanity - striking a perfect balance between warmth and modern design. High-end Keuco fittings have been used throughout, with additional sanitaryware from premium brands like Duravit and Vitra.
In 2018, the current owners carried out a complete renovation of the apartment, updating it in every detail. Only high-quality materials were used throughout. New, threshold-free oak floorboards add timeless elegance to the rooms, while the sleek, handleless high-gloss kitchen in crisp white integrates seamlessly into the overall aesthetic.
The electrical system was fully upgraded, with separate circuits for each room, as well as dedicated lines for lighting and power outlets. All supply and drainage lines for water and heating were replaced, along with the gas boiler and all radiators.
Thanks to its corner position, the apartment benefits from abundant natural light and a well-optimized floor plan, complemented by impressive 3.4-meter-high ceilings. An elevator provides convenient access, and a private basement storage unit offers additional space.
EXTERIOR
The building’s common areas underwent extensive renovation in 2016. As part of the work, the façade - including its stucco detailing - was completely re-plastered, and new insulated wooden windows were installed throughout, including in the commercial units. The electrical system was fully overhauled and centralized in the basement. Additionally, all plumbing lines were replaced, a new elevator system was installed, and the stairwell - including its electrical components - was carefully restored to match the building’s original style.
The terracotta-hued facade, accented by crisp white trim, exudes refined character, while tall, symmetrical windows with ornamental pediments enhance its dignified presence. Thoughtfully designed balconies, softened by greenery, create a delicate balance between structure and nature. The mansard-style roof, punctuated by sleek dormer windows, adds rhythm and light, while a muted gray base grounds the architecture, ensuring a seamless transition to the street.
Stepping inside, the entrance hall reveals a restrained yet sophisticated palette of soft grays and crisp whites. Ornate stucco moldings and sculptural corbels evoke classical grandeur, while a two-tone wall treatment introduces depth and texture. The original tiled flooring, with its geometric pattern, anchors the space in quiet elegance. At the far end, beautifully aged double doors invite natural light, offering a graceful transition to the courtyard beyond.
The staircase is a sculptural masterpiece, its sweeping banister of dark polished wood contrasting against the soft gray balustrade. Each turned spindle showcases meticulous craftsmanship, while a deep red runner adds warmth and acoustic softness.
