INTERIOR
This apartment, completed in 2011, impresses with its spacious and at the same time extremely functional distribution of space. From the elevator you enter directly into your own hallway, which leads you directly into the "heart of the apartment": into the central living area, which is equipped with a high-quality anthracite-colored fitted kitchen, which is even more so thanks to the exposure from two sides and the large west-facing loggia in front experiences generosity. The master bedroom with ensuite bathroom can also be accessed from the hallway. The light, charming sloping ceilings, which are present in all three bedrooms, create an extremely cozy ambience. The ensuite bathroom is equipped with a double vanity, shower and bathtub. The floor and splash areas are covered with timeless black granite tiles and ceramic objects from Keramag and Duravit were installed. Odisea fittings, Ramon Soler line, complement the high-quality equipment.
Behind the living area is a hallway from which two more bedrooms, children's rooms or study lead off, as well as another shower room and a large storage room that has a washing machine connection.
When planning this apartment, every square meter was considered with the aim of optimal use of space. There is no basement room available, instead the storage room offers plenty of storage space, and there are three niches in the hallway and back hallway in which floor-to-ceiling cupboards can be installed. The same applies to all bedrooms. The doors are positioned so that there is always a full wardrobe depth behind them.
The ceiling height of 2.80 meters is very pleasant and perfects the room proportions. Fiery Merbau parquet was laid on the floors and creates a cozy ambience.

EXTERIOR
The cubature of the building, which was completed in 2011, fits respectfully and harmoniously into the largely original streetscape of the “Scheunenviertel”. The facade is pleasantly simple and, with its large, centrally located balconies, immediately shows the architect's ambition to create apartments that meet the high demands of their residents. This claim continues in the very bright house entrance area thanks to a floor-to-ceiling glass wall, the equally light and friendly staircase and especially the threshold-free access to the building and the elevator, which takes you directly to your own apartment.
Through a passage next to the house entrance you come into the characterful, green inner courtyard, which is not structurally closed to the south and is therefore accessible to both the residents of the new building and those of the beautifully renovated rear building, which was built around 1880 and thus the original one Developments in the area present another outdoor lounge area.
LOCATION
Thanks to its attractive tranquility and close proximity to the lively Hackescher Markt and Museum Island, the southern part of Gormannstrasse is certainly one of the most interesting locations for people who love the advantages of inner-city living. The “Scheunenviertel” and the “Spandauer Vorstadt” on the other side of Rosenthaler Straße were built on at the beginning of the 18th century and are therefore among Berlin's oldest districts. In the last 35 years, the many buildings that have been preserved from the original period have been renovated and vacant lots have been carefully supplemented with new buildings, so that these two previously not wealthy districts have developed into a popular gallery and nightlife district, while at the same time maintaining their charm as residential areas. The mix of neighborhood life, cool gastronomy (classics like Chén Chè and Muret la Barba right on the doorstep), creative shops (fashion & interior in the Baerck Store) and small green spaces where children play and parents sit on the side in the café, can be experienced directly here, for example at the “gypsum triangle”. Sophienstrasse is particularly tranquil, and art lovers appreciate the Auguststrasse gallery mile. The connection to public transport is perfect thanks to the “Weinmeisterstraße” subway station right around the corner and the “Hackescher Markt” S-Bahn station 600 m away.
