INTERIOR
On the bel etage one will be welcomed by a separate living room with an adjoining west-facing balcony, a kitchen/dining area and a bedroom that is connected to the dining and kitchen area.Both zones are oriented towards the inner courtyard to the east, so that one can sleep, cook, eat etc. in absolute peace. A separate toilet is off the hallway, as are the living room, bedroom, and kitchen/dining area. The shower and hand basin have natural light with the typical narrow, high window.Another interior window here lets light into the toilet, so that all parts of the apartment receive natural light thanks to the intelligently designed floor plan. In addition, the apartment has everything that makes apartments in old buildings so attractive: room heights of 3.35 m, casement windows or double-leaf balcony doors that match the height and width, each in pairs, creating this typical spatial image. In addition, the original piece has been lovingly restored as a frieze and rosette and the details worked out in two colors. The same goes for the plank floor, which shines in new splendor after perfect refurbishment and exudes cosiness.The design concept is also outstanding: Based on the colors black and white, the apartment impresses with its great design, Bulthaup kitchen B3, puristic handleless, fittings from Dornbracht, dark sink, washbasin in the bathroom and toilet, etc. All details follow the same maxim: Black with a striking, modern design.The new radiators from Zehnder also fit into this scheme, as do the switches, sockets, handle sets and furnishings. During the complete refurbishment including heating, plumbing, electrical etc., everything was really taken into account. This resulted in an absolutely coherent overall picture. Historically old, lovingly restored, meets highly modern, sophisticated contemporary design. Reduction and minimalism, making more out of less. Less is more, a motto of the architects and designers of the early 20th century, including Mies v.d. Rohe.
EXTERIOR
An extraordinarily opulent stucco facade awaits one here - Gründerzeit architecture in its most beautiful and representative form. 4-storey perforated façade with 2 rows of balconies; on each floor the windows were decorated with different stucco ornaments. On the 2nd floor, a row of balustrades for a kind of French balcony catches the eye. A strong cornice with cantilever-like stucco elements forms the upper end of the roof.A generous round arch portal awaits one as the entrance, also framed by stucco, which continues in the entrance. The groined vault, which ends in a decorative arch with pillar stucco, is striking here. The parapet area is wood paneled and the floor is covered with historical ornamental cement tiles. All in shades of gray and blue.A perfect condition, which can also be found in the stairwell: Strongly profiled wooden banisters, matching the handrail and the steps. The windows with the delicate mullions give beautiful light. Historic ambience newly revived, Wilhelminian style interior of the upscale kind, as one wishes. Something for people who appreciate it when the old is treated and lived with care and culture.
LOCATION
The apartment is located in the heart of Kreuzberg, Berlin's fascinatingly varied district, just a stone's throw from Paul-Linke-Ufer. Along the Landwehr Canal one can not only enjoy the beautiful sunset, but also some of the most exciting restaurants, cafés and shops that Berlin has to offer: Restaurant Horváth, Café Spindler or the Nome Gallery.If one wants to get out of the neighborhood, take the subway from Görlitzer Bahnhof (10 minute walk) or hop on the M29 bus at Glogauer Strasse stop (1 minute walk). The airport BER can be reached in about 30 minutes and the main station in about 25 minutes (by car). And if one feels like nature and swimming, just take the bike out to the Müggelsee.
