INTERIOR
This typical historic building apartment is located on the 2nd floor of the front building and thanks to its northwest-southeast orientation you get a lot of light here and also sun in the morning for breakfast.
All rooms and ancillary rooms open directly from a long hallway, i.e. 4 rooms, 1 separate kitchen with dining area, 1 bathroom with bathtub and shower, 1 further bathroom with shower and a small utility room.
The old building qualities come into their own here: room heights of over 3 m, mullioned windows (box-type windows), individually or in pairs and historic coffered doors with the old door frames (almost ceiling-high) etc. emphasize the beautiful room proportions. In addition, the great floorboards, freshly sanded, shine like new, but still with the charm of the morbid.
In addition to the lovingly restored, historical elements, the technically new is particularly evident in the design. The bathrooms with their large, gray tiles, the chrome rain shower, the modern sanitaryware, the Arbonia radiators and, last but not least, the fitted kitchen with its white fronts and stainless steel handles are all examples of this.
The various skylights on the inside are exciting and help to provide natural light in the bathroom, for example. There are also some glass surfaces above the doors, which provide transparency and views. The view of the street with its avenue trees is also interesting, as is the view of the inner courtyard, which still reflects the Berlin courtyard atmosphere of the past.

EXTERIOR
The architecture corresponds to the maxims of the Gründerzeit: 5-storey building, row perimeter development, perforated façade, mullioned windows precisely lined up next to and on top of each other, symmetry, risalike projecting conservatories and a higher first floor with stores.
The scale of such buildings meets people's basic needs, the street space provides stability in its unity and the avenue trees provide street greenery.
The well-kept condition, the restrained beige, the gray of the window frames, the entrance door with plaster flap and the awnings create a pleasant picture in its restraint and modesty.
Inside, too, you can experience pure historicism in beautiful colors. Bordeaux red on the turned balusters, steps and balustrades creates a colorful interior. Contrasting white walls, ceilings and stair stringers provide brightness, which penetrates through the large staircase windows.
LOCATION
The building at Falckensteinstrasse 35 is located on Lohmühleninsel in Wrangelkiez. Lohmühleninsel, because the Spree, Paul-Lincke-Ufer and Kiehlufer virtually surround this quarter with water. Görlitzer Park is the green lung of Lohmühleninsel.
The best place to start the day is in one of the many cafés in and around Falckensteinstrasse: The Boat Kaffee, Good Morning Monday or 19grams Schlesi.. Then perhaps take a stroll along the canal and hire a boat from the Kreuzberg boat hire and chug across the water. When you get hungry again, you can have lunch on the water at Freischwimmer. There is also plenty of shopping in the Kiez: Legends Vintage, Bazara and why not end the evening with a Späti tour?
You can do your daily shopping at Rewe directly on Falckensteinstrasse or at Biotopia about a minute's walk away. The Schlesisches Tor (U-Bahn), Warschauer Strasse (S-Bahn) and various bus lines provide ideal transport connections. You can reach the main station in around 25 minutes and BER in just under 30 minutes.
