INTERIOR
This 63 m² apartment is located in the garden house of a historicist building ensemble from 1900 and is located in the Schöneberg district. The location on the 3rd floor, the south-east-north-west orientation and the distance to the adjacent buildings together ensure beautiful daylight and sun. The inner courtyard with its tall trees is visually calming, especially when sitting on the balcony, and this is an oasis of calm otherwise.
The 63 m² apartment has a large living room (approx. 24 m²), a bedroom (approx. 15 m²), a kitchen with seating (approx. 10 m²) and a daylight bathroom (approx. 6 m²), a storage room (1, 6 m²) and a covered balcony. The premises have the proverbial qualities of Gründerzeit apartments. Room heights of almost 3.2 m, windows matching in height, width and number, some historic casement windows with filigree glazing bars, the same widths and depths of the rooms, i.e. pleasant room proportions. The plank floor is also authentic, has been freshly sanded and given a new colorless varnish, so that the lively grain of the wood comes into its own.
The same goes for the terrazzo floor in the kitchen and bathroom, which is also authentic. In the kitchen, a star-shaped ornament catches the eye. The kitchen unit with the dark grey kitchen fronts is an excellent color match. Internal, elevated wall openings, for example between the kitchen unit and the shower, allow for light to enter and visually surprising connections. Individual cast-iron radiators could also be preserved and integrated into the new heating system. All walls are smooth plastered and designed in a warm sand tone. A small difference in color to the white ceiling is reminiscent of earlier ornamental friezes.
The design highlight is the new bathroom with its smooth, homogeneous wall surfaces that are colored to match the rest of the apartment, including the shower. This gives the bathroom a spacious feel. The vanity, fittings and sanitary objects are also up-to-date.
The apartment thrives on the stringency with which the essential design elements were used. Reduced colors with references to the existing and what has remained, historical floor coverings partially refreshed, smooth wall surfaces in all rooms, sophisticated interior architecture and cutting-edge design for everything new.
The result is an enchanting mix of avant-garde design and old things that have been conserved. Great flair plus a pleasant atmosphere for living guaranteed. An extremely successful design concept through which the qualities of this Wilhelminian style apartment are excellently staged.
EXTERIOR
The ensemble of buildings is located on the corner of Eisenacher Strasse and the historic Hauptstrasse in the immediate vicinity of Heinrich Lassen Park. It was perfectly renovated at the time. The qualities of historicist architecture can be seen from the outside and inside. Even the entrance with its wicker arch, the staircase and the two doors bear witness to the superiority and the creative standards of the time, which went down to the last detail. This love of detail can also be found in the entrance area, as well as in the stairwell. Marble floors, marble steps, marble wall coverings are indestructible and valuable and lively and varied due to the shades of gray and grain.
The restrained use of stucco promotes the classic appeal of this ambience. Very tasteful, perfectly clean and well maintained. Just the way you want upscale living. Matching this is a green inner courtyard with numerous tall, old trees.
LOCATION
The apartment is in the middle of Akazienkiez, which has long had the reputation of being a well-heeled area. And it's always nice along the Akazienstrasse with its side streets.
There are nice cafés & restaurants in the neighborhood: there is fantastic coffee at DoubleEye, the chic Lagalante Ristorante offers authentic and creative Italian cuisine. The Winterfeldmarkt is also within walking distance. This is a wonderful place to stroll and shop at the weekend. For everyday shopping, the Bio Company is just a minute's walk away.
You can swim in the neighboring Stadtbad Schöneberg and jog in the opposite Heinrich-Lassen-Park. There are excellent public connections via Yorckstrasse (S-Bahn), Eisenacher Strasse (underground) and several bus lines right outside the front door.
