INTERIOR
This approx. 86 m2 apartment is located in the garden house of a historical building ensemble from 1900 and is located in the Akazienkiez in the Schöneberg district.
The large, green inner courtyard with appropriate distances to the adjacent buildings, the location on the 1st floor and the south-west/ north-east orientation with many windows ensure beautiful daylight and sun. Here you can enjoy pure tranquility - an oasis in the middle of the city.
The apartment has the popular quality features of Wilhelminian style apartments. These include the room height of 3.35 m, the width and depth of the rooms and the high window formats, structured with bars and shaped as box windows. Beautiful room proportions were created at that time and have been preserved.
The old wooden doors, some with two leaves, old floorboards and historic herringbone parquet in oak (stained dark) exude the typical charm of old buildings from the turn of the century (1900). Special highlights are the authentic, cast iron radiators and the old door and window handles, lovingly prepared.
This perfect old was juxtaposed with ultra-modern, new design. First and foremost, this includes the floor plan. You enter the apartment in the American sense via the open kitchen area (made of oak wood) and then reach the living area. Two large rooms (bedroom and dining room), which are also bordered by a large balcony, lead from this open area.
This modern floor plan goes hand in hand with a super modern interior design.
Béton-Ciré was used in the bathroom. This is a colored concrete surface that has been waxed and polished to make it waterproof. This material results in this unique seamless look that creates a Mediterranean flair. The objects, such as the black concrete basin and the brass fittings, could thus be presented in a striking way. High-quality manufacturers such as Geberit, Auralum and Grohe were installed here.
The selected beige sand tone and the brown brass tone harmonize perfectly in terms of color and material surface. This graduated color scheme, which is based on the Farrow & Ball two-tone concept, continues throughout the apartment. An exciting shade of gray meets colored white and black-stained floorboards / herringbone parquet made of oak and rust-colored concrete screed flooring.
A perfect symbiosis of old and new, light and dark, colored and achromatic, glossy-matt, i.e. classic contrasts from design theory. This handling of materials, surfaces, colors and shapes is courageous and skilful. In this way a restrained, homely elegance was achieved.

A basement room offers storage space and the apartment is heated by central heating (natural gas).
EXTERIOR
The building ensemble was perfectly renovated at the time. From the outside and inside, it reveals the qualities of historicist architecture. The entrance with its basket arch, the staircase and the two doors testify to the deliberation and the design requirements of the time, which went down to the last detail. This love for details can also be found in the entrance hall, as well as in the stairwell.
Cautiously used stucco promotes the classic appearance of this ambience. Very tasteful, perfectly clean and well-kept. Just as you would like upscale living. A green inner courtyard with numerous tall, old trees matches this.
LOCATION
The apartment is located in the middle of the Akazienkiez, which has long had the reputation of being a well-heeled area. And along Akazienstrasse with its side streets it is indeed always beautiful.
There are nice cafés & restaurants in the neighborhood (which of course also offer take-away at the moment): yummy coffee is available at DoubleEye, the chic Lagalante Ristorante offers authentic and creative Italian cuisine. The Winterfeldmarkt is also within walking distance. Here, you can stroll and shop wonderfully at the weekend. For everyday shopping, the Bio Company is just a minute's walk away.
You can swim in the neighboring Stadtbad Schöneberg and jog in the Heinrich Lassen Park opposite. You are perfectly connected to the public transport system by the Yorckstrasse (S-Bahn), Eisenacher Strasse (U-Bahn) and several bus lines right outside the front door.
