Newly built apartment with east- and west-facing balconies and elevator near Engelbecken

The highlights are:

• large living area with open kitchen and loggia in front
• loft-like dark strip parquet flooring in all living living areas with underfloor heating
• numerous floor-to-ceiling windows with unobstructed views to the southwest
• room height of 2.80 meters, threshold-free access
• underfloor heating
• equipped with an elevator & basement storage
• situated in a popular neighborhood at the intersection of Mitte and Kreuzberg

The forms and materials of the BoConcept furniture blend harmoniously into the space and create a cozy ambience. They form a wonderful synergy with the soothing FF-style color concept.

INTERIOR
The elevator takes one to the 5th floor, providing threshold-free access, and opens into a bright and spacious hallway from which all rooms are accessible. To the right, there is a large living area with an open-plan kitchen and an adjoining beautiful loggia overlooking the greenery. Floor-to-ceiling windows emphasize the spaciousness, allowing in plenty of light and afternoon sun. The stylish white fitted kitchen is fully equipped with high-quality appliances and features a Corian worktop. The spacious bathroom with a bathtub and separate shower also faces this direction, offering natural light and a view of the loggia.

The apartment currently has two bedrooms with morning sun and floor-to-ceiling windows. There are already two doors from the hallway into one of these rooms, making it easy to create a third bedroom. Additionally, there is an interior bathroom with a shower.

Both bathrooms are fitted with Villeroy & Boch sanitary ceramics and hansgrohe fittings.

The living areas have walnut-colored, freshly oiled strip parquet flooring, giving the apartment a loft-like yet warm character. Underfloor heating (district heating) ensures contemporary living comfort, and an existing storage room underlines the functionality of the floor plan.

The ceiling height of 2.80 meters perfects the room proportions, and the apartment is in freshly renovated condition, practically ready to move in.

EXTERIOR
The building, constructed in 2013 in the shadow of the former Berlin Wall in Mitte near the Spree, houses 30 apartments of various sizes behind a timelessly elegant façade. The upright window formats reaching down to the floor, some designed as French balconies, blend seamlessly with the historicist architecture of the area. The building's rounded shape at the crossroads references the surrounding structures, and the curved motif is repeated at the two generously glazed entrances with the staircase above.

Framed by clinker brick cladding like the entire base, the entrance motif stands out in terms of size and material. A strong frieze visually closes off the building at the roof.

The color scheme is reduced to warm, light beige, contrasting with iridescent shades of gray clinker brick. This restrained color scheme emphasizes the formal language of basic geometric shapes, resulting in a sculpturally exciting façade that makes a clear statement at the junction. This sophisticated, modern architecture stands for durability.

LOCATION
In the heart of Berlin, just two kilometers from Alexanderplatz, lies the small Alfred-Döblin-Platz, newly created and redesigned after the fall of the Wall. Located at the southern edge of Mitte and adjacent to Kreuzberg, it's close to Oranienplatz, which offers quintessential Berlin attractions: the beautifully transformed Brasserie Ora, high-end shopping at Voo-Store, and a quaint park with the Drachenbrunnen fountain. Nearby, Engelbecken is popular with young families, thanks to its new-build houses with gardens and minimal through traffic.

Moritzplatz subway station is only a five-minute walk away. Of course, you are spoiled by the luxury of big city life in all directions and you are also ideally connected: the main train station can be reached in 22 minutes and BER in around 36 minutes by car.
