Attic maisonette with idyllic view - between Weinbergspark and Torstraße
INTERIOR
This duplex apartment on Choriner Straße unfolds across the fourth and fifth floors, combining an open, modern layout with flexible design possibilities. An additional advantage: the property is not located in a Milieuschutz area.
The fourth floor is currently arranged as a generous living space with an open kitchen. Minimalist white fittings, Moroccan cement tiles and warm wooden parquet create a calm, contemporary atmosphere, while exposed brickwork adds character. A French balcony overlooking the quiet green courtyard brings natural light into the living area. The layout can easily be adapted, allowing either a spacious open-plan living kitchen or a more traditional living and dining area with an additional room. The daylight bathroom is finished to a high standard with underfloor heating, Italian mosaic tiles, a Falper washbasin and Fantini fittings.
A spiral staircase leads to the fifth floor, where two bedrooms are currently located beneath the pitched roof. Ceiling heights of up to 3.54 metres together with roof windows give this level a bright, loft-like character.
A second bathroom or guest WC could be added on this level, and alternative layouts with up to three smaller bedrooms are also possible. Thoughtful details such as custom-made elements, dimmable lighting and an industrial-style internal window reflect the successful dialogue between original character and contemporary design. The apartment also benefits from two separate entrances on the fourth and fifth floors, offering additional flexibility.
EXTERIOR
The common staircase in the building is a true testament to classic elegance combined with durability. It features a striking red sisal carpet that adds warmth and texture to the stairwell, guiding residents and guests up through the well-maintained building. The white-painted walls create a clean contrast against the deep red of the carpeting, while the wooden handrails, polished to a soft sheen, provide a traditional touch. The staircase's large windows flood the space with natural light.
The beautiful entrance hall exudes timeless elegance, with its big dusty blue arched doorways, intricate ceiling moldings, and frosted glass panels that softly brighten the space. The muted blue-grey and ivory tones highlight the building's heritage, balancing classic grandeur with a warm, welcoming atmosphere.
