The images shown here are from a nearly identical apartment in the same building that was already sold after renovation. They provide a clear impression of the potential final condition.
The apartment offered here is being sold in an unrenovated state (purchase price: €370,000). A detailed renovation offer at a fixed price of €37,000 is available and has already been factored into the purchase price.
INTERIOR
This elegant apartment in a period building from 1910 offers 54 m² of well-proportioned living space. A bright hallway opens directly into the kitchen, where the absence of a partition wall ensures a welcoming sense of light on arrival. From the hall, one steps into the bathroom with shower, sink, toilet, and a large window facing the quiet inner courtyard. Opposite the entrance lies the door to the classic Berlin room, used here as a combined living and dining space, from which a central doorway leads to the bedroom with its two charming lattice windows.
Thanks to the southwest orientation of the living, dining, and bedroom areas, and their position on the third floor, these rooms are bathed in light from morning until evening. The result is an airy, sunlit atmosphere with views of the leafy inner courtyard – tranquil yet optimally lit throughout the day.
The architectural fabric is impressive at first glance: lofty ceilings (3.15 m), tall doors with original frames and paneled leaves in natural wood, and generously sized sash windows with arched transoms – hallmarks of the early 20th century preserved in place.
Equally appealing is the fact that a comprehensive renovation concept has already been developed. It aims to carefully preserve the historic character while introducing a clear, contemporary design framework. The plans include a complete renewal of the electrical system, meticulous plastering and painting, and the refurbishment of doors, radiators, and window sills. The kitchen will be more closely integrated with the hall, while the bathroom will be enlarged and fully modernized.
At the heart of the concept is solid oak herringbone parquet, to be laid throughout the apartment and finished with hard wax oil. This continuous flooring enhances the sense of spaciousness and forms a refined dialogue with the high ceilings and classic period details. The color scheme is deliberately restrained: white in the main rooms amplifies light and volume, while anthracite in the kitchen and bathroom introduces a bold, modern counterpoint.
With a fixed price of €37,000 for the renovation, the apartment can be delivered in fully upgraded condition, bringing the total to approximately €407,000. It is a compelling proposition that unites historic elegance with contemporary living: timeless, sophisticated, and enduring in value.
OTHER
A small cellar room also belongs to the apartment. The building and apartment have recently been completely renovated. In 2012/2013 the building underwent an energy-related renovation, resulting in it being classified in energy efficiency class C, including new gas central heating. Further renovation work was carried out in 2020/2021.
EXTERIOR
Buchholzer Straße is located in one of the hippest districts of Prenzlauer Berg, the Helmholtzkiez. Here you live surrounded by authentic buildings from the Wilhelminian era. The streets with the tree-lined avenues on one and two sides are also part of the charm that this neighborhood has, which is why it is so popular.
The building at Buchholzer Straße 8 also contributes to the beautiful overall appearance of the street through its construction history and state of preservation. Bay window porches, covered balconies and projecting balconies embody the typical basic structures of this multi-family house architecture. Symmetry, perforated facade with the high window formats, lattice windows and the centrally placed entrance are also part of this Wilhelminian style architecture. The pastel coloring of different shades of soft yellow emphasizes the design language.
The striking formal and material language of historicism can also be found inside the building. Staircase railings and steps made of natural wood and the sisal runners with brass rods also embody this tradition. Filigree stairwell window bars with colored glass elements enhance the charm of the old building, which can be classified as neoclassical in terms of building history. Geometrically clearly structured, without playfulness.
The characteristic applies to the outside, inside and to the apartment. A beautiful, fitting connection that applies to the entire ensemble - all in all, a very pleasant feeling of living and well-being.
LOCATION
Buchholzer Straße is located in the Helmholtz quarter, one of the most charming corners of Prenzlauer Berg. Intimate in scale, almost tucked away, and yet right at the heart of the action. Around nearby Helmholtzplatz, a lively scene of cafés, wine bars, and restaurants unfolds, ranging from beloved neighborhood spots to innovative new dining concepts. Green squares add to the atmosphere, while Mauerpark with its famous Sunday buzz is only a five-minute walk away.
For shopping, one simply strolls over to Kastanienallee, where concept stores curate fashion and interior pieces, and design boutiques combine Nordic understatement with Berlin ease. Everyday needs are easily met with organic supermarkets, weekly markets, and specialty shops all just minutes from the doorstep.
Connectivity could hardly be better. U-Bahn and tram stops are located right outside, with Berlin’s main station reached in 15 to 20 minutes and the airport in about 45 minutes. A neighborhood that blends metropolitan energy with the intimacy of village life.
