Art Nouveau apartment with southeast orientation in the middle of Helmholtzkiez

INTERIOR
This chic apartment in an old building from 1910 is spread over 54 m² and offers a bright hallway from which the open kitchen can be reached directly at the entrance. Due to the lack of a partition between the hallway and the kitchen, the entrance area is pleasantly bright. Then we go straight into the bathroom with a shower, sink, toilet and large window facing the inner courtyard. Opposite the entrance door is the door to the classic Berlin room, which is used as a dining and living room. From here you can reach the bedroom with the two beautiful lattice windows via a central door.
Due to the south-facing orientation of the living room, dining area and bedroom and the location on the 3rd floor, the sun shines perfectly into these areas during the day. In the kitchen and bathroom you can experience the sun in the morning for breakfast thanks to the east orientation. In other words, brightness in all rooms all day long and quiet, as it faces the green courtyard.
At first glance, the old building structures are convincing. High ceilings (3 m), large doors with the old door frames and cassette door leaves in natural wood, large lattice windows, high and arched, to name just the essential elements. The new parquet floor, laid in the shape of a grain of corn, made of natural wood (oak), which fits perfectly with the worn-out, old doors and was installed in all rooms, including the kitchen, is also great. The limitation to white in the hallway, living room and bedroom promotes brightness and at the same time a neutral design approach to guarantee individual design freedom. The exception here is the anthracite gray in the kitchen, which is special because it appears so bold. The large window still provides plenty of brightness when working in the kitchen. Anthracite also appears in the bathroom with the black and white tiles laid in a checkerboard pattern, and there are other dark details such as fittings and shelves.
By reducing the design to just a few elements, the rooms merge into one another so homogeneously and the impression of a certain spaciousness is created. A ready-to-move-in apartment, with a minimalist design, tasteful and therefore of lasting value, was created.
OTHER
A small cellar room also belongs to the apartment. The building and apartment have recently been completely renovated. In 2012/2013 the building underwent an energy-related renovation, resulting in it being classified in energy efficiency class D, including new gas central heating. Further renovation work was carried out in 2020/2021, including the apartment on offer.
EXTERIOR
Buchholzer Straße is located in one of the hippest districts of Prenzlauer Berg, the Helmholtzkiez. Here you live surrounded by authentic buildings from the Wilhelminian era. The streets with the tree-lined avenues on one and two sides are also part of the charm that this neighborhood has, which is why it is so popular.
The building at Buchholzer Straße 8 also contributes to the beautiful overall appearance of the street through its construction history and state of preservation. Bay window porches, covered balconies and projecting balconies embody the typical basic structures of this multi-family house architecture. Symmetry, perforated facade with the high window formats, lattice windows and the centrally placed entrance are also part of this Wilhelminian style architecture. The pastel coloring of different shades of soft yellow emphasizes the design language.
The striking formal and material language of historicism can also be found inside the building. Staircase railings and steps made of natural wood and the sisal runners with brass rods also embody this tradition. Filigree stairwell window bars with colored glass elements enhance the charm of the old building, which can be classified as neoclassical in terms of building history. Geometrically clearly structured, without playfulness.
The characteristic applies to the outside, inside and to the apartment. A beautiful, fitting connection that applies to the entire ensemble - all in all, a very pleasant feeling of living and well-being.
LOCATION
Buchholzer Straße is located in Helmholtzkiez, a small, hidden gem in Prenzlauer Berg. The neighborhood is not only a popular residential area, but also offers a variety of dining options (Café Frieda!), which can mainly be found around the nearby Helmholtzplatz. The district offers many green areas and Mauerpark can also be reached in just 5 minutes on foot. To shop, head to the neighboring Kastanienallee, where you can find chic Scandinavian brands in Mazooka, or to Mont K for your next outdoor trip. For your daily needs, there is either the Viani delicatessen or Rewe in the Kulturbrauerei.
In terms of transport, you couldn't be better connected: the subway and tram are right on your doorstep. This means you can reach the main train station within 15-20 minutes and the BER in just under 45 minutes.
