INTERIOR
This 2-room apartment in an old building offers an optimal room layout - from the continuous hallway there is - in this order - a small utility room, the kitchen, the bathroom, the bedroom and the living room.
The wooden floorboards typical of old Berlin buildings create a warm living atmosphere, the fine stucco in the living room gives the small apartment a touch of elegance. The classic double casement windows not only have nostalgic value, but also good insulating properties.
The bathroom is spacious and offers a large window with daylight and a washing machine. In the hallway there is a huge storage space thanks to the suspended ceiling. A basement room also offers additional storage space.
A small balcony facing the courtyard is connected to the living room, which is protected from view by a large maple tree.
OTHER
A new instantaneous water heater was installed in 2024. The gas stove and electric oven are from 2022. There is a very good and reliable property management company (Weissenborn office).
EXTERIOR
The building at Bautzenerstraße 12 with energy efficiency class C is located in Tempelhof- Schöneberg. It is one of a series of Wilhelminian style buildings, all of which were built around 1900. As a result, they are similar in height, width, facade design and former usage structures, for example in the rear buildings and side wings.
The building ensemble here has a front building and a side wing, between which there is an inner courtyard that is landscaped and in which tall, old trees ensure a pleasant climate and fresh air. The architecture has the typical features that make buildings of this era so characteristic.
Front building that spatially frames the street, perforated facade, rhythmically arranged windows, high window formats, lattice windows, bay windows, balcony with closed parapets, entrance symmetrically placed in the middle, etc. The whole house is bathed in light beige. The windows with the plaster frames are set off in white, making them appear even larger.
The simple tradition also continues in the stairwell. Staircase made entirely of wood and in a state of preservation as it was when it was built. The large, filigree metal windows and the white walls and ceilings make these areas bright, clear and clean.
The entire ambience fulfills the advantages of this building era: scale, natural building materials, urban greenery through avenue trees, authenticity of the surroundings. Plus the proximity to the now legendary park at Gleisdreieck.
LOCATION
The "Red Island" is a quiet, enchanted place with many small streets, cafes, restaurants and shops. The Café New Yorck Coffee is right around the corner; a small, fine cafe with delicious porridge with fresh fruit and plenty of afternoon sun. If you want to get moving afterwards, you can throw the boules ball in Naumann Park or get really active with beach volleyball. You can shop either in the Rewe opposite or at the BioCompany about 3 minutes walk away. Hellweg is also practically diagonally opposite and the FitOne gym is just a 1-minute walk away. You can also quickly get to the Bergmannkiez on foot.
If you want to get out of the neighborhood, the S-Bahn stations Yorckstrasse & Yorckstrasse (Grossgörschen), each about 2 minutes' walk away, are ideally connected. From here you can reach Oranienburger Strasse in about 10 minutes, the main train station in 20 minutes and the BER in about 50 minutes (and by car in about 25 minutes).
