Live like and where others go on vacation - Grünau is located in the southeast of Berlin on the left bank of the Dahme.
On 105 m² there is a very large living/dining/kitchen area, 2 bedrooms, 2 bathrooms and a fantastic terrace (38 m²).
The elevator takes you directly to the living level. Spectacular architecture forms the basis here. A kind of arcade is located in front of the entire building at a distance of 2 meters. This distance allows light to enter the adjoining rooms. The apartment can be reached from the "path" via a footbridge. The path extends in front of each apartment to a large terrace with a fantastic view over the Dahme, which here becomes as wide as a lake.
The north-east (terrace) - south-west (dining room) orientation together with the floor-to-ceiling glass elements across the entire width of the room provide plenty of light and spectacular views. The French balconies allow the windows to be opened wide. The room heights of 2.75 m convey a feeling of spaciousness. Filigree steel glass windows and doors in the interior provide additional views and further vistas.
The bathrooms with shower and bathtub or shower only feature stone-grey, large-format tiles. The white sanitary ware (Villeroy & Boch) and chrome fittings from Axor create a natural contrast.
Smooth plastered walls in delicate shades of light grey, grey-green, sand and pastel white create a natural color scheme that perfectly complements the oak parquet flooring. The reference to nature can be felt everywhere here.
Various built-in units ensure that the storage options are perfectly integrated. The kitchen in particular, with its reed-green fronts and ceiling-high wall units plus central counter, is an example of this precise planning.
This apartment is perfectly planned and styled. Great importance was also attached to sustainability, which is why the ensemble has already won various awards. Underfloor heating, district heating, triple glazing, etc. ensure energy efficiency, which is to be expected for a building built in 2019-2021.
The result is exceptional for this type of architecture, interior design and design in combination with a great landscape on the water.
EXTERIOR
Quartier 52 Grad Nord is located in Grünau in the south-east of Berlin. A completely new residential quarter with diverse architecture has been created here on a former industrial site. Green spaces, water areas, cafés, a daycare center, etc. were taken into account in the urban planning right from the start. The location on the water is fantastic.
The architect of this building is Mark Jenewein, who operates under the name LOVE architecture + urbanism. Mark Jenewein studied at Graz University of Technology and thus follows the "Graz School", which stands for excellent architecture. World-famous Austrian architects such as Szyszkowitz-Kowalski established the reputation of the "Graz School".
This building also reflects the special nature of this architecture, which is why it has already won various prizes (Bigsee Architecture Award 2022). The development via "footpaths" in front of a 4-storey building, the terrace extensions in front of each apartment, the footbridges with lateral openings, steel columns, some inclined, as a visible supporting structure, exposed concrete, filigree steel railings combined with metal mesh, wooden railings and wooden formwork are among the most important design elements here. This gives the terraces the impression that you are standing on a ship's deck.
The rear of the building was also carefully planned and designed. The glass façade is structured vertically and horizontally by the window bars, balusters and handrails. The metal mesh ensures transparency. The railings are interrupted by plant boxes of different widths and depths.
The result is an exciting contrast between horizontal and vertical lines, closed and transparent surfaces interrupted by the irregular structures of the greenery in the plant boxes. The result is two different, independent façades, each of which is spectacularly unique and beautiful in its own right.
The reduction to white, grey and the natural wood tone emphasize the design language. This design concept can also be found in the stairwell in the form of exposed concrete, metal rods and mesh and steel girders. The elevator block, smoothly plastered, stands out in lime green.
Outstanding architecture, ultra-modern, contemporary and of a quality that is rare and so timelessly beautiful.
LOCATION
Water as far as the eye can see - located on the banks of the Dahme in Berlin-Grünau, a district of Berlin-Köpenick. Of course, there is also plenty of green space for local recreation, so you can get up to speed with an early morning jog or a SUP tour.
In terms of education, there is a daycare center right in the district and others in the neighborhood. The Alexander-von-Humboldt-Gymnasium and the Grünauer Gemeinschaftsschule are both within walking distance.
You can reach Kreuzberg in around 30 minutes via the A113 and the Grünau S-Bahn station (approx. 6 minutes away by bike) and Mitte in a good 45 minutes. The Adlershof Technology Park is 10 minutes away by bike and BER can be reached in around 15 minutes.
