INTERIOR
The apartment in the hip Berlin district of Neukölln is located on the garden level and faces south-east. It has a terrace (approx. 8 m²) and a small garden (approx. 12 m²). The exciting thing here are the still existing inner courtyards with their war-related morbid firewalls. You almost always have the history of Berlin in front of your eyes.

The apartment means pure design experience. The kitchen, bathroom and living room are accessed directly from a practical hallway. The bedroom is adjacent to the living room, which is very spacious with 22 m². The bedroom (12 m²) offers enough space for a double bed and a 2.70 m long wall unit.

The kitchen is also functionally oriented, but the concept with precisely fitting built-in elements allows optimal usability. Functionality in a very convincing way is delivered here.

The preserved historical ambience with high ceilings, large window openings, old door frames and door leaves, wooden floorboards partly old - partly new or the extra morbid wall in the hallway left in its original condition result in a striking basis for new, selected avant-garde design.

Everything is just right here. Materials such as the gray-beige terrazzo panels, gray-blue square tiles laid in a semi-composite, a switch system made of Bakelite from THPG reminiscent of historical models, shower and washbasin fittings from Steinberg (100 series), ceramics from Duravit, the tubular radiator in the living room from Arbonia, lamps from Artemide etc; so the who's who of interior design.

These details were selected with great care and thus ensure a convincing overall result in terms of design.

The color concept is restrained and based on a white tone and a light sand tone, matching the gray beige speckled terrazzo tiles. The anthracite black of the fitted kitchen is perfectly selected for this. The wooden floor, which has remained in its natural color, fits in with the historical ambience and gives the whole thing a warm note.

An excellent combination of old and new - contemporary design used respectfully in an environment with tradition that is unfortunately far too seldom found. Exclusive feel-good atmosphere par excellence.

OTHER
The use of the terrace and garden is secured by a special right of use in the land register. The kitchen is equipped with a refrigerator, ceramic hob, convection oven, sink and washing machine. The splash back is tiled with large-format terrazzo panels. The bathroom has a large walk-in shower with a channel drain on the side and a large towel radiator. A basement room offers additional storage space.

EXTERIOR
This imposing corner building in Neukölln fits seamlessly into its Wilhelminian style development. The size of the building with the lush pitched roof, window proportions and window arrangement, the basement with its distinctive line structure, etc., bear witness to the creative drive of historicist architecture and its protagonists. The wooden entrance door with its arched shape also shows the will to build beautifully. That continues inside. As much as possible was preserved. The stone stairs with their wooden flooring and the turned round bars as railings with matching wooden handrails testify to the craftsmanship that was used at the time.

LOCATION
The Körnerkiez has blossomed into one of the most popular neighborhoods in Neukölln. Where else can you find a baroque park from imperial times? The Körnerpark is a real little gem in the middle of the capital. The pretty park with the well-tended green space and the large fountain used to be a gravel pit and was named after its owner, Franz Körner. The complex has been a recreational park since 1916, which attracts many sun worshipers in summer. There is also the free gallery in the Körnerpark with changing Berlin-related exhibitions and the small, sweet Zitronencafé.

There are in-pubs, bars and restaurants all over: the inconspicuous Liesldiagonally across the street; with old furniture, torn wallpaper and cozy lighting, the Emserstraße with an endless number of hip bars or a pizza with the extra-crispy dough in Nini e Pettirosso.

Simply a cool, relaxed neighborhood, where even at apartment parties or guitar rehearsals no narrow-minded neighbor stands in front of the door and complains. Instead, the yard is planted with herbs and the neighbors are invited to get to know each other.
