INTERIOR
A fantastic old turn-of-the-century apartment with all the insignia of aristocratic apartments from the turn of the century (1900) is offered here: numerous, large, high rooms, large, high casement windows with glazing bars (single, double, triple combined or rowed), classic Berlin combination of bay window and balcony, natural wood floors as pitch pine planks, herringbone parquet and panel parquet with inlaid work from different types of wood and laying directions, lavish stucco in all rooms, and, and, and . This list alone testifies to the luxury of this apartment.
On 160 m² there are four bedrooms, a kitchen/dining area, a living room with an original tiled stove, both connected by a large wall opening, two bathrooms, one with a bathtub, separate toilet and shower plus large window openings and one with a shower, toilet and also a window; two entrances, one via a hallway from which three bedrooms, the small bathroom and the kitchen/dining area and the living room are accessed.
The second entrance is via the fourth separate bedroom and a small hallway, from which you can reach the large bathroom and the kitchen/dining area via a shorter route.
These floor plans are based on the original differentiation between the servants' entrance and access via the stately staircase.
The design claim and condition of the apartment can be summarized as unique, perfect and unsurpassed. All historically preserved elements have been lovingly renovated or restored and are in fantastic condition. Masters of their trade were at work here, such as professional plasterers, painters, parquet layers or terrazzo manufacturers. This has absolutely upgraded all historical building elements.
In addition to the craftsmanship, the design concept is also outstanding. White as a base on the smoothly plastered walls, ceilings, stucco, the historic double doors (single-leaf, double-leaf), sliding doors including door jambs, etc., which brings out the varied shapes so beautifully. The iridescent brown tone of the floor in its naturalness and the delicate lime green of the tiled stove are a perfect match.
The colors of the bathrooms are based on the black and white structured terrazzo floor in the small bathroom. Mosaic tiles, also black and white, were selected here to match. The new, white tiles, laid in half bond, are also consistent, as is the black of the walls. Everything is absolutely consistent, including the luxury fittings from the Danish manufacturer Vola; familiar to every architect, interior designer or designer.
Everything combined extremely skilfully and tastefully. Incredibly beautiful down to the last detail. So something for fans of good taste who love the historical and have an absolute knack for contemporary design. The technical condition is also absolutely perfect. Windows with the latest glazing, the latest generation of gas boilers operated via an app, radiators from the luxury brand Arbonia, a new gas connection in the kitchen for the new luxury gas stove, etc. The qualitative standards that apply here cannot be listed in detail. This absolutely solid foundation also applies to the finances of the household. No renovation backlog with high reserves.
A property that is unparalleled in terms of perfection, charm and design standards. Here you can move in immediately - perfection par excellence.
EXTERIOR
The Alt Moabit building ensemble in Mitte/Tiergarten is a classic Gründerzeit ensemble. In addition to a 5-storey front building, it has side wings and transepts with two inner courtyards in between that are green and have a garden. The architecture is historicist as well as in the entire environment.
The building itself is characterized by staggering in depth by bay windows and balconies. The tall window formats, lined up above and next to each other, plus the symmetry create regularity and order.
The lavish embellishment compensates for these strict specifications. Cornices, friezes, brackets, pilaster strips, plaster frames serve as decoration, here in a strong profile. Jewelry and ornaments that were so loved at the time. Today this is valued again because the individual character of a building was emphasized. Craftsmanship came into its own, and an awareness of history was nurtured. The atmosphere of these quarters is based on this type of architecture.
This creative exuberance of shapes, colors and materials is also experienced inside. The main staircase with its ornamental floor made of cement tiles is one of them. The coffered doors, partially glazed, the turned stepping post on the stairs, the banisters, the brackets on the ceiling are the result of the desire for beauty, for aesthetics.
Thus, one can still benefit today from the taste and effort invested in living by previous generations.
