Charming period home with light, character and excellent connections

INTERIOR
This period apartment blends historic character with contemporary design, creating an inviting and well-balanced living environment. The living room forms the heart of the home: ceilings of around 3.20 meters, elegant stucco detailing and two large windows establish a bright and generous atmosphere that highlights the building’s distinctive heritage.
Original details such as paneled doors and wooden floorboards, freshly restored, whitewashed and sealed with hard wax, emphasize the apartment’s authenticity. Walls in subtle, natural tones tie the rooms together, lending them a calm and understated elegance.
The living space is complemented by a spacious bedroom and a kitchen area, which is pre-equipped with all the necessary appliances and can be designed to your liking. The shower room has been modernized in a contemporary style and impresses with its clean lines, built-in niches and heated towel rail.
Triple-glazed windows installed in 2019, gas central heating and an excellent energy efficiency rating (Class B), remarkable for a historic building, round off the apartment’s qualities.
EXTERIOR
The facade is typical of a period Berlin building, with a light plaster surface and balanced proportions. Balconies break up the street frontage and create a cozy rhythm, while large windows provide brightness. Tall trees stand in front of the facade, providing shade in the summer and making the streetscape appear green and inviting.
The entrance hall reveals the period building's distinctive character. Stucco elements, richly profiled doorframes, and decorative wall mirrors add accents, while a large front door with colored glass inserts marks the entrance to the courtyard. The terrazzo floor with geometric frames and a historic chandelier lend the entrance area a prestigious touch and create a welcoming atmosphere as soon as you enter.
The staircase continues this effect. Dark-stained wooden railings with finely turned rods, a red carpet runner, and generous arched windows lend the staircases elegance and depth. Natural light highlights the historic details and makes the staircase a harmonious, characterful part of the building.
LOCATION
Wilhelmshavener Straße is located in the Moabit district, a lively neighborhood in the Mitte district that exudes a special character due to its central location and the surrounding waterways. The street itself is quiet and tree-lined, yet benefits from excellent public transport connections. The Birkenstraße subway station, serving the U9 line, is just a stone's throw away, and the Westhafen S-Bahn and U-Bahn station can be reached in just a few minutes. From here, Berlin Central Station is about five minutes away. BER Airport is also easily accessible; the journey by public transport takes around 35 minutes, usually with a short transfer at the main station.
In everyday life, the location scores points with its short distances: The large EDEKA shopping center in Moabit is within walking distance, as is the intersection of Wilhelmshavener Straße and Birkenstraße, where a variety of restaurants and cafés are concentrated. Here, places like Tirree and Lichtblick characterize the district, creating a lively neighborhood with an urban atmosphere. Thus, the location combines a pleasantly quiet residential atmosphere with direct proximity to shops, restaurants, and fast connections to the entire city.
