INTERIOR
This very chic styled, newly renovated maisonette apartment is located in the popular Graefe-Kiez in Kreuzberg. It has recently been beautifully redesigned down to the very last detail.
There is a large kitchen/dining/living area, two bedrooms or study, large master bathroom with bathtub and shower, of course with daylight through a large window, guest toilet, second bathroom with shower/toilet in combination with a sauna, that is small spa area plus storage room. Everything is spread over 2 levels in the basement and ground floor, connected by a stylish, white steel staircase with a large stairwell for additional light in the lower rooms.
The apartment is lit from two opposite sides and the orientation to the southeast or northwest ensures brightness and sun in all rooms. The basement also gets plenty of daylight through the two windows and the stairwell due to the prominent adaptation to the terrain.
When designing the floor plan, all of the issues that are required of sophisticated living today were considered and implemented: the number of bathrooms, ancillary rooms, open cooking, dining, living and even a sauna was implemented. Leisure fun can be lived perfectly here, as can eating, drinking, sleeping, dressing and swimming.
The so-called basement is just as much a design highlight as the upper rooms: Cap ceilings and steel stairs illustrate structural elements. Smoothly plastered in a delicate grey-green and steel with a filigree railing painted in white are an excellent match. In addition, herringbone parquet in solid oak, as in all other rooms. The style, material and design of the bathroom and sauna are simply perfect. Pleasure and joie de vivre guaranteed.
The upper rooms also enchant with their design. The old doors with the door frames, the old windows, the room heights of approx. 3.40 m, the stucco stand for the charm of historic old buildings, which this apartment also exudes. In addition, there is the natural tone of the wooden parquet floor and the partly untreated brickwork.
In the bathroom, the latest versions of white tiles and contrasting black fittings. All this in combination with a fantastic color concept: a bright white for windows, doors, door jambs, baseboards and ceilings, a soft pink in the living/dining and kitchen area, a pale soft green in the basement, a strong moss green in the bedroom and on the kitchen fronts and a strong, dark blue-black in the hallway. FURNISHING
The herringbone parquet is solid wood, oiled and waxed (Hinterseer company). The kitchen has fronts in soft lacquer olive with a Compac natural stone slab Carrara glacé 21. There is a Bora xpure induction hob with an integrated hob extractor.
The white wall lights are by Flos (Foglio by Tobias Scarpa) and the ceiling lights are by Louis Poulsen (Pakhus and Albertslund by designer Jens Møller-Jensen).
The ceramics in the bathrooms are mostly from Villeroy & Boch (Architectura series) and the Santa Clara tiles in all bathrooms are handmade in Portugal. The sauna was custom-made by the carpenter and adapted to the cap ceilings. Abachi wood was used in the interior (therefore a light lemon scent in the sauna), wall and floor covering are made of linden wood. The sauna heater is from Harviaand has been secured with a separate power line.
The built-in switch series is from Gira and Busch-Jaeger ceramic sockets in the kitchen. Electrics and plumbing are of new construction standard, and even the motors of the electric shutters have been replaced.
A basement offers additional storage space.
EXTERIOR
The Müllenhoffstrasse is not far from the Landwehr Canal and the Volkspark Hasenheide. Terms that embody part of Berlin's history. The street that was built in the Gründerzeit with its historicist buildings exudes the flair of such quarters. Façades with references to different building epochs, as is usual in historicism, result in this variety and variety that makes such districts so extremely popular. Due to the large avenue trees or recently also the greening of houses, they are hip because they are still or again so contemporary.
The building contributes significantly to this overall impression. It's part of the whole. Inside, too, one experiences this beautiful, good feeling that emanates from these old houses and streets. The Graefekiez is not only one of the most popular neighborhoods in Berlin thanks to its location on the Landwehr Canal. And of course the density of "yummy" cafés, restaurants, small shops and weekly markets contributes to the feeling "I want to live here". If you do want to get away, you can either jump into one of the countless car-sharing vehicles and reach the city autobahn in just under 10 minutes, or you can take the subway from Schönleinstrasse (approx. 6 minutes on foot) or take the M41 bus from Graefestrasse ( main station 19 minutes). BER Airport can be reached in around 25 minutes by car.
